Your role at Baxter This is where you make an impact through large-scale operational ownership and decision-making. As the Property, Fleet and Service Operations Manager, you will lead enterprise programs across property management, fleet operations, regulatory compliance, and service support. You will oversee programs supporting more than 1,400 field service employees across North America, ensuring consistent execution, cost control, and compliance with regulatory standards. This role operates as a key partner across Finance, Real Estate, Sourcing, Legal, and Field Operations, influencing strategy and executing high-impact initiatives. Your team You will be part of the Service Operations organization, working across Real Estate, Finance, Legal, Sourcing, HR, Compliance, and Field Leadership. You will lead a team responsible for facilities, fleet, medical compliance, and service operations programs supporting 135+ locations and field-based teams across the U.S. and Canada. What you'll be doing Lead and negotiate approximately 50 lease transactions annually, including renewals, amendments, and new agreements Manage facilities and lease portfolio across 135+ sites with annual budget oversight exceeding $10M Conduct market analysis, benchmarking, and geographic site selection using business and location data Ensure regulatory compliance for 900+ drivers and 700+ service vehicles (DOT, HOS, ELD, GeoTab) Oversee fleet lifecycle management including procurement, maintenance, deployment, and asset retirement with budget responsibility exceeding $10M Administer medical compliance programs (e.g., TB, HepB) for 1,500+ employees, ensuring audit readiness and regulatory adherence Manage uniform and safety shoe program supporting 1,500+ employees, including vendor contracts and ~$300K annual budget Produce operational reporting and financial analysis including budgeting, forecasting, and variance tracking What you'll bring Bachelor's degree in Business or related field 7+ years of experience in operations, real estate, fleet management, or related disciplines Experience managing multi-million-dollar operating and capital budgets Experience negotiating contracts, leases, and vendor agreements Knowledge of regulatory requirements related to fleet operations (DOT, HOS, ELD) Advanced proficiency in Microsoft Excel, PowerPoint, and Word We understand compensation is an important factor as you consider the next step in your career. The estimated base salary for this position is $112,000 to $154,000 annually. The estimated range is meant to reflect an anticipated salary range for the position. We may pay more or less than of the anticipated range based upon market data and other factors, all of which are subject to change. Individual pay is based on upon location, skills and expertise, experience, and other relevant factors.
