Warehouse & Procurement Operations Manager Full-Time | On-Site — Millersville, MD | Monday-Friday, 5:00 AM Start $70,000-$85,000 Base Salary + Performance Bonus About ROI Construction ROI Construction is a fast-growing residential home services company doing approximately $30M in annual revenue across the Maryland and DC market. We install roofing, solar, siding, windows, doors, gutters, and attic insulation. We operate lean, we move fast, and we hold ourselves to a high standard. Every dollar we spend is tracked — and every dollar we save flows straight to the bottom line. We are not looking for someone to manage a warehouse. We are looking for someone to build and run an airtight operations system — and have the spine to make sure everyone follows it. The Role This is a systems and management role. You will not be moving boxes. You will be the operational brain overseeing our Millersville yard — managing two warehouse staff, ensuring every morning pickup runs like clockwork, keeping vendors honest, driving down material costs, and protecting our margins as we scale. You will also oversee our fleet to make sure vehicles are maintained, stocked, and accounted for at all times. You will be on-site Monday through Friday, starting at 5:00 AM to oversee morning crew pickups. This is a non-negotiable — if early mornings are not for you, this is not the role. Core Responsibilities Warehouse Operations & Staff Management Manage and hold accountable two warehouse staff members who handle all physical warehouse work Oversee all morning crew pickups — ensure materials are staged, accurate, and dispatched on time every day Build and enforce standard operating procedures for all warehouse functions; if it is not documented and followed, it does not count Maintain van stock inventory with zero-tolerance for unaccounted materials — our profit-share model means every missing bolt is real money lost Conduct regular van stock audits and enforce restocking protocols Procurement & Vendor Management Own all procurement for solar materials — our primary warehouse inventory — including ordering, receiving, and inventory accuracy Manage all vendor relationships for roofing, siding, windows, and other exterior trades; we do not bulk-buy these materials through the warehouse but you will keep every vendor honest Conduct monthly pricing reviews across all material categories to ensure we are always getting the best available pricing as our volume grows Actively negotiate with vendors — leverage our scale, lock in pricing, and identify opportunities to save on every order Benchmark pricing against market rates; flag and escalate any vendor that is not performing competitively Build and maintain a vendor scorecard — pricing, lead times, fill rates, and reliability Fleet Oversight Oversee the company fleet — coordinate vehicle maintenance schedules, repairs, and inspections Manage vehicle swaps and ensure vehicles are always road-ready and properly stocked Track and audit all vehicle inventory; no vehicle leaves or returns without proper accounting Work with staff to implement and follow fleet SOPs; you build the system, your team executes it Systems, Data & AI You are obsessed with numbers — you track everything, you notice when something is off, and you act on it Leverage AI tools to streamline reporting, pricing analysis, inventory management, and SOP documentation Build dashboards or reporting rhythms that give leadership clear visibility into warehouse performance, material costs, and fleet status without them having to ask Continuously evaluate processes and identify where systems can be tightened or automated Who You Are A systems thinker first — you build processes before problems happen, not after Numbers-obsessed — cost per unit, variance, margin impact, you track it all without being asked Comfortable with AI tools and excited to use them to work smarter A strong manager who holds people accountable without creating drama — you set the standard and you enforce it An early riser who takes pride in having everything dialed in before the rest of the world is awake A negotiator at heart — you push vendors, you compare pricing, and you never settle for the first number you are given Detail-oriented to the point where missing inventory bothers you personally Experienced managing staff and physical operations — you know what good looks like and you can build it from scratch Requirements 3+ years of experience in warehouse management, operations management, or supply chain Demonstrated experience managing direct reports and holding teams accountable Proven track record of vendor negotiation and cost reduction Proficiency with inventory management systems and/or procurement tools Comfortable using AI tools (ChatGPT, Claude, or similar) in a professional setting Strong organizational and communication skills Must be available Monday through Friday with a 5:00 AM on-site start Valid driver's license required; forklift certification a plus Experience in residential construction, home services, solar, or roofing is a plus but not required Compensation & Benefits Base salary: $70,000-$85,000 depending on experience Performance bonus tied to measurable outcomes: material cost savings, inventory accuracy, vendor pricing benchmarks, and fleet performance Full-time, salaried exempt position Paid time off Opportunity to grow with a company that is scaling aggressively and rewards people who perform How to Apply Submit your resume and a brief note (3-5 sentences) explaining how you have used data or systems thinking to save money or improve operations in a previous role.
