ANNOUNCEMENT OF POSITION VACANCY SUMMARY
: Under the general supervision of the Assistant Director, the Area Coordinator is responsible for overseeing the daily operations, leasing performance, marketing initiatives, customer service, and staff supervision of the property. This role plays a key part in resident satisfaction, occupancy growth, and operational excellence.SOME OF THE THINGS THAT YOU WILL GET TO DO
(this is just a small sampling of work variety): Administrative & Property Operations Deliver excellent customer service and support a responsive and efficient maintenance process by monitoring service request turnaround. Conduct regular property inspections to maintain curb appeal and proactively identify maintenance or repair needs. Assist with business operations, including procurement, vendor management, and resource planning. Oversee the economical use of property equipment and supplies, including securing competitive bids and addressing service issues with vendors or contractors. In the absence of the Assistant Director, assume leadership responsibility for property operations, ensuring compliance with policies, fair housing laws, safety standards, and risk management protocols. Oversee emergency response protocols and serve as property lead in an on-call capacity during urgent or after-hours situations. Serve as a responder and Evacuation Coordinator for the CPPE Student Housing properties as part of the Cal Poly Pomona emergency response team. Collaborate and coordinate with the Director, Associate Director of Operations, Housing Coordinator, Assistant Directors and Managers to ensure continuity of high-quality services and consistency of processes and procedures. Conduct property tours and facilitate the licensing and move-in process for prospective residents. Handle resident complaints, service issues, and concerns promptly and professionally to foster satisfaction and retention. Develop and implement resident retention initiatives such as community events, special promotions, and newsletters. Attend all meetings as required. Personnel Management Supervises the Resident Advisor (RA) team. Support the Assistant Director in recruiting, hiring, training, coaching, and developing on-site staff using consistent and company-approved methods. Assist in evaluating team performance and providing ongoing guidance, support, and corrective action as needed. Encourage a positive team culture that promotes accountability, productivity, and alignment with company standards and expectations. Ensure team adherence to company policies, procedures, and operational best practices Marketing Management Assist in the development of the property's annual marketing plan and budget. Implement marketing and outreach campaigns to drive traffic and increase occupancy. Collaborate on creative strategies and design materials to support marketing efforts. Monitor licensing and renewal performance and recommend adjustments for areas needing support. Lead the planning and execution of approved licensing and renewal events. Conduct weekly competitive market surveys and maintain a thorough understanding of market trends and the local rental landscape. Apply established sales strategies to maintain strong closing ratios and achieve budgeted occupancy goals.Minimum Qualifications :
2-3 yrs. experience in student housing, apartment management or other housing, Bachelor's degree is preferred. Strong communication skills and interpersonal skills. Ability to provide good customer service and respond positively to complaints. Ability to interpret and apply policies and procedures to variety of situations. Ability to be resourceful and to take initiative. Ability to work cooperatively in a multi-ethnic environment. Flexibility to adjust to changing schedules; open to new ideas and adaptable to changing technology. Strong writing skills. Must understand the Mission, Vision and Values of the organization and lead based on those concepts. Four years of office front facing customer service experience is preferred. Must be able to work a flexible schedule, which may include evenings and weekends. Experience with Star Rez is highly preferred.
