The Homeownership Services Coordinator plays a vital, community-facing role in supporting individuals and families throughout the homebuying journey. This position is responsible for guiding clients from initial application through compliance and closing, ensuring a smooth and empowering experience. In addition to facilitating home purchases, the Homeownership Services Coordinator supports our ramps program, delivers Homebuying and financial education, and organizes community outreach. This role requires a strong commitment to transparency, empathy, and hope, serving as a trusted partner to clients and a proactive leader in housing. The Homeownership Services Coordinator is deeply embedded in the community, fostering relationships and driving positive change through housing stability and financial empowerment. This position requires a Qualified Loan Originator (QLO) certification within 60 days of employment. Through intentional outreach, equitable practices, and community-driven solutions, we strive to dismantle barriers to homeownership and foster pathways to generational wealth, stability, and empowerment. This position plays a critical role in furthering our commitment across the entire organization. Responsibilities (E): Homebuying Program Enhance and streamline the homebuying process for underserved clients partnering with Ulster Habitat Lead outreach and community engagement to recruit applicants. Support applicants through the entire homebuying journey—from application to compliance to closing. Ensure a transparent, empowering, and applicant-centered experience with an emphasis on financial capability education and coaching. Calculate debt-to-income ratios, review applications and supporting documentation, and project mortgage affordability. Determine affordable mortgage sales prices and coordinate with Ulster Habitat's attorney on sales contracts and closings. Evaluate client readiness Home Construction Support Conduct outreach to identify and engage homeowner applicants across Ulster County. Build trust through supportive, empowering conversations. Guide applicants through the process, ensuring they feel valued, informed, and listened to. Connect and/or refer clients to additional community resources and social services for further assistance, where applicable. Collaborate with the Construction Department to ensure a smooth process from application to project completion. Educational Programming Manage, and enhance educational offerings including: Homebuyer Education Program -a program offered twice annually for adults over the age of 18. This program educates participants on the homebuying process from debt reduction and credit repair to financial management and budgeting, qualifying for a loan, home inspection, wills and closings, taxes and assessments, and post purchase home maintenance. Identify and partner with field experts and businesses to deliver relevant, high-quality content. Community Outreach and Engagement Represent Habitat at community events and organizational functions. Support planning, setup, and execution of events such as: Home dedications Various Habitat events Develop and implement strategies to engage underserved populations. Certifications Qualified Loan Originator re-certification required within 60 days of hire. Competent Person Certification completed within 60 days of hire. Requirements (E):

- Bachelor's degree or equivalent work experience.
- Proficient in Word, Excel, Outlook, PowerPoint, and GSuite.
- Capable to adapt to additional technologies as program grows.
- Background, DMV, and credit check required.

- Required flexibility to work evenings and weekend hours as needed for meetings and special events. Homeownership Services Coordinator will likely spend on average of at least 5 days per week (40 hours per week, 8 work hours per day). Critical times may require more hours.
- Occasional in-state and out-of-state travel required.
