Job Description

Project Manager - Commercial DoorsPosition OverviewWe are seeking an experienced Project Manager - Commercial Doors to lead projects from bid through closeout for commercial door, frame, and hardware work (Division 8). The role is responsible for managing schedules, budgets, subcontractors and vendors, coordinating with architects and general contractors, and ensuring compliance with specifications and industry standards. The ideal candidate is proficient with industry software and has hands-on experience with commercial doors, frames and hardware, and related manufacturers.

Key ResponsibilitiesManage the full project lifecycle for commercial door, frame and hardware projects (Division 8) including planning, scheduling, budgeting and closeout.

Prepare, review and manage estimates, budgets, schedules and procurement plans; work with Estimator, Detailer and Purchaser resources as required.

Coordinate with architects, general contractors, subcontractors, suppliers and manufacturers to ensure timely delivery, correct installation and compliance with specifications and contract documents.

Oversee submittals, shop drawings, hardware schedules, DFH (door, frame & hardware) documentation and product approvals.

Manage procurement and purchasing of Doors & Hardware, frames, wood and metal components; track lead times and inventory; work with suppliers such as ASSA ABLOY, Allegion, Schlage, Von Duprin, Ceco and others.

Administer contracts, change orders, RFIs and document control; ensure quality control and safe installation practices on site.

Supervise and mentor project team members, including Detailers, Estimators and field supervisors; coordinate with purchasing and procurement teams.

Use industry software tools (Avaware, Comsense, DOORS, ePWS, Agility, Door & Supply systems and other hardware/software for doors) to manage projects, submittals, schedules and procurement.

Conduct site visits, inspections and punch walks; resolve installation issues and coordinate warranty or remedial work.

Maintain clear communication with clients and stakeholders, providing regular status reports and forecasts.

Qualifications5+ years of project management experience with commercial doors, frames and hardware (Division 8) or similar construction environments.

Strong knowledge of Doors & Hardware, DFH, contract hardware, architectural door systems, doorways, frames, wood and metal doors.

Experience working with major manufacturers and product lines such as ASSA ABLOY, Allegion, Schlage, Von Duprin, Ceco and other industry brands.

Proficiency with industry and project software including Avaware, Comsense, DOORS, ePWS (or similar), Agility, Door & Supply systems and other software for hardware management.

Hands-on experience or familiarity with Estimator, Detailer and Purchaser/Procurement roles and responsibilities.

Demonstrated ability to read and interpret architectural drawings, specifications, hardware schedules and Division 8 documentation.

Excellent organizational, communication and negotiation skills; proven ability to manage multiple concurrent projects and meet deadlines.

Detail-oriented with strong problem-solving skills, quality control focus and ability to lead cross-functional teams.

Valid drivers license and ability to travel to project sites; PMP or construction management certification preferred but not required.
