This position requires an individual who is proactive, organized, detail-oriented and thrives in a high-stress environment, with potential to receive quarterly bonuses. Our company manages over 8,000 single-family residential properties in Memphis, Dallas, Houston, San Antonio, Little Rock, Oklahoma City, Tulsa, Birmingham, Tuscaloosa, Huntsville and St. Louis for 2,000+ investors from all over the world. General Accountabilities Responsible for overseeing renovations and move-outs, in our Huntsville market Responsible for assessing potential properties to purchase Create and price move-out lists Responsible for setting budgets and the Profit/Loss on each property Responsible for scheduling and dispatching vendors to complete the work on time and on budget. Responsible for approving invoices Takes before and after pictures of all projects Communicates with vendors on job status throughout the renovation process Responsible for hiring, training and firing vendors if necessary, to maintain the quality of work expected by the company Check all systems and punch-list items upon completion of renovation, and re-engage vendor for follow-up work if necessary Directly responsible for quality of renovations and eliminating maintenance after move-in

Job Qualifications Minimum Education:

High School diploma or equivalent Valid Driver's License Reliable transportation - This position is responsible for two markets and can often drive 2,000 to 3,000 miles per month. All mileage will be reimbursed. Additionally, some materials such as rental signs must be carried in the vehicle on a daily basis.

Skills Communication:

written and oral skills, ability to text effectively Strong ability to manage a team and get work done through other people effectively Experience working with Microsoft Word, Excel, and web-based software programs (Google Apps, Salesforce, Asana) Bilingual a plus but not required Work independently, in a high-stress and high-pressure environment Strong memory skills Extremely well organized with the ability to multi-task Physical stamina Exposure to varied weather conditions, including extreme hot and cold temperatures
