Overview The Project Manager (PM) is responsible for leading the successful execution of luxury remodeling projects at Sunstate Remodeling. This role provides direct leadership to the Project Manager Admin (PMA) and Superintendent, ensuring all project phases are managed with excellence, communication is seamless, and Sunstate's standards are upheld. The PM is primarily office-based (80%), with select field visits (20%) for key project milestones. The PM typically oversees 10-20 active projects simultaneously.
Key Responsibilities Team Leadership:
Directly supervise and mentor the Project Manager Admin and Superintendent, fostering a collaborative, high-performance team environment.
Project Oversight:
Attend all-team review meetings for project/budget prior to client presentation; participate in planning meetings post-client contract.
Scheduling:
Create and maintain high-level and detailed project schedules, including all subcontractor timelines; schedule material transfer dates and keep schedules current.
Permit & SOW Management:
Oversee permit processing; attend SOW walk and vendor day on jobsite; verify measurements and document changes.
Procurement & Purchasing:
Approve all bid requests and sign off on all order quantities prior to purchase. Ensure materials and services align with project scope, budget, and Sunstate standards.
Change Order Administration:
Manage the full change order process in partnership with the PMA once a contract is signed. The PM leads the review, approval, and issuance of all change orders; the PMA handles documentation and client delivery.
Subcontractor Management:
Approve all subcontractors prior to awarding contract. Notify awarded subcontractors directly; the PMA will notify those not selected. Build and maintain strong subcontractor relationships, and provide ongoing feedback to the estimating team regarding which subs are meeting the Sunstate Standard and which are not.
Subcontractor Onboarding:
Orient new subcontractors to the Sunstate Way standards and expectations before work begins; ensure all required documentation (insurance, licensing) is in place prior to mobilization.
Client Communication:
Serve as the primary point of contact for all client communications, including emergency contact after hours. If the PM is traveling or unavailable, emergency client contact responsibility passes to the Superintendent. Provide weekly client updates post-SOW walk/handoff.
Performance Management:
Conduct weekly 1:1 meetings with all direct reports (PMA and Superintendent). Lead quarterly performance reviews for direct reports and be present at field team reviews as well.
Cost & Budget Management:
Keep Finance updated on POs and costs; actively manage project costs versus budget.
Budget Forecasting:
Provide regular budget forecasts and variance reports to leadership, flagging risks early and recommending corrective action.
Quality Control:
Oversee project progress and quality standards, conduct final punch list walk with the Superintendent, and lead final walk with the client.
Safety & Compliance Oversight:
Ensure all active jobsites meet safety requirements and code compliance throughout the project lifecycle.
Project Handoff Documentation:
Lead the internal handoff process from pre-construction to construction, ensuring all specs, selections, and SOW details are transferred accurately to the field team.
Estimating Collaboration:
Partner with the estimating team post-project to share lessons learned, flag scope gaps, and improve future bids based on actual field outcomes.
Reporting:
Ensure all project documentation, updates, and communications are organized and accessible in JobTread and One Drive. Qualifications 3 to 5 years of proven experience as a Project Manager in residential construction remodeling Strong leadership, organizational, and multitasking abilities Excellent written and verbal communication skills Proficiency with project management software (JobTread preferred) Detail-oriented, proactive, and client-service focused Experience managing subcontractor relationships and procurement processes Comfortable managing multiple projects simultaneously in a fast-paced environment Reporting Structure Reports to company leadership; directly supervises the Project Manager Admin and Superintendent.
