Position OverviewWe are seeking an experienced Architectural Project Manager to lead K12 school projects through design, DSA approval, and construction closeout. The ideal candidate will manage project teams and consultants, drive schedules and budgets, coordinate with school districts, and ensure compliance with Division of the State Architect (DSA) requirements and applicable codes. This role combines technical architectural leadership with hands-on project management and client-facing responsibilities to successfully deliver safe, functional, and code-compliant educational facilities.
Key ResponsibilitiesLead the full project lifecycle for K12 architectural projects, from programming and schematic design through construction administration and closeout.
Prepare, review and submit DSA-required documents, forms, drawings and reports; coordinate directly with DSA reviewers to resolve comments and obtain approvals.
Develop and manage project schedules, budgets and cash flow forecasts; monitor costs, track progress and implement corrective actions when necessary.
Serve as the primary client contact for school districts, district staff and stakeholders; facilitate meetings, present design proposals and maintain strong client relationships.
Produce and review design and technical drawings for compliance with DSA requirements, building codes, accessibility standards and district standards.
Coordinate multidisciplinary consultant teams (structural, MEP, civil, landscape, acoustics, geotechnical, etc.) and integrate consultant deliverables into cohesive contract documents.
Prepare proposals, scopes of work, fee estimates and contract documents for new work; lead negotiations and secure approvals.
Oversee construction administration tasks including submittal review, RFI responses, site visits, observation reports, and management of change orders and closeout documentation.
Implement quality control and QA/QC processes for plans, specifications and deliverables; mentor junior staff and promote best practices.
Track and document project risks and opportunities; ensure compliance with health, safety and sustainability objectives, and coordinate grant/funding documentation when applicable.
QualificationsProfessional degree in Architecture (B.Arch or M.Arch) and active Architectural license in the state of CaliforniaMinimum 5 years of progressive project management experience with a strong portfolio of K12 projects and demonstrated success with DSA submittals and approvals.
Proven project management skills: budgeting, scheduling, resource management, contract administration and client relations.
Strong technical knowledge of California building codes, DSA regulations, accessibility (ADA/Title 24) and K12 facility standards.
Experience preparing proposals, scopes, fee estimates and negotiating contracts; familiarity with AIA contract documents preferred.
Proficiency with Revit, AutoCAD, Bluebeam, Microsoft Office Suite and common project management software.
Excellent written and verbal communication skills; ability to present to boards, district personnel and public stakeholders.
Demonstrated leadership and team coordination skills, including mentoring and supervising multi-disciplinary design teams.
Detail-oriented, organized, and able to manage multiple projects simultaneously under tight schedules and budget constraints.
Membership in professional organizations (AIA) and NCARB certification, DSA experience and K12 specialization strongly preferred.
