The PM is the expert on their jobs—fully understanding the scope, contract, plans, and specs—and ensuring each project is set up for successful execution. This is an office-based role with close coordination across field and administrative teams. The PM acts as the primary point of contact for the customer and manages all project correspondence, schedules, and coordination from pre-construction through closeout. This role applies across all construction divisions and follows standardized B&M project management systems. Key Responsibilities Project Mastery & Planning Review and understand the complete set of project plans, specifications, and contract documents. Analyze the bid sheet and fully understand the scope, quantities, time and hours, materials, and payment provisions for each bid item. Identify all required materials and develop a submittal log. Hand off to Project Coordinator to obtain all listed submittals and submit to the owner. Delegate submittal processing to the Project Coordinator while maintaining oversight. Check daily reports from crews every day. Teach the foreman what they should include in their daily reports. Customer & Subcontractor Communication Serve as the primary point of contact for the customer for all phone and email communications. Respond to all customer inquiries and coordinate project-specific updates, requests, and issue resolution. Work closely with the Project Coordinator to ensure all customer and subcontractor correspondence is handled promptly and professionally. Lead coordination with subcontractors related to schedule, scope, and field execution. Scheduling & Coordination Create the project schedule using Microsoft Project and maintain it throughout the duration of the project. Coordinate internal and subcontractor schedules and distribute weekly and daily task plans. Identify field packet needs for each crew and communicate requirements to the Project Coordinator. Oversee content accuracy and timely preparation. Billing Oversight & Quantity Review Review quantity reports and sketches submitted by the Superintendent. Confirm that measured work aligns with the contract scope and billing terms. Oversee preparation of pay applications by the Project Coordinator. Submit or approve submission of invoices to the customer. Address any disputes or clarifications regarding measured quantities or billing. Meetings & Documentation Attend the pre-construction meeting and all required weekly project meetings. Ensure meeting agendas, recap notes, RFIs, submittals, and change orders are organized and up to date by coordinating with the Project Coordinator. Change Order & Budget Management Identify scope changes and initiate change order requests (CORs). Develop or coordinate pricing with the estimator or field team. Negotiate and track approved change orders. Ensure the Project Coordinator maintains and updates the COR log accurately. Monitor actual costs versus budget and support pay application development. Risk Management & Problem Solving Proactively identify risks, conflicts, or delays and work to resolve them early. Support the field team in resolving scope, schedule, or specification conflicts. Closeout & Final Documentation Coordinate punch list completion, final inspections, and delivery of as-built drawings. Ensure all closeout documents are submitted timely and contract requirements are fulfilled. Position Levels The Project Manager role at B&M Builders is structured into three levels based on project complexity, scope, and leadership responsibilities: Project Manager 1 (PM1) - Entry-level PMs responsible for small private or subcontractor roles. Works under close supervision with limited scope ownership. Project Manager 2 (PM2) - Intermediate PMs with authority over mid-size jobs including small public works or GC-level private projects. Operates semi-independently. Project Manager 3 (PM3) - Senior PMs responsible for large-scale public works and complex jobs. Leads project strategy, field execution, and customer relationships independently. Expectations for each level—including scheduling, change orders, compliance, and reporting—are detailed in the B&M Project Manager Level Matrix. Required Qualifications 5+ years of experience in construction, with at least 2 years as a Project Manager or Assistant Project Manager. Proficient in Microsoft Project, Bluebeam, and Office 365. Strong understanding of construction methods, specifications, and contract administration. Excellent written and verbal communication skills. Ability to lead meetings and coordinate effectively across teams. Physical Requirements / Working Conditions Ability to conduct periodic site visits in outdoor conditions. Must be able to sit at a desk and work on a computer for extended periods. Employment Classification Full-Time | Exempt |
