JOB SUMMARY
The Area Project Manager is responsible for the end-to-end execution of paving and construction contracts within a designated geographic area. This includes high-level oversight of contract administration, job cost tracking, subcontractor management, and project close-out. The role requires a strategic leader who can manage multiple operations simultaneously while maintaining a 'hands-on' presence in the field to ensure quality control and environmental stewardship. As the primary point of contact for customers and stakeholders, the Area Project Manager ensures that all projects meet Martin Marietta's rigorous standards for 'Success Metrics,' defined as: zero safety incidents, profitability, contractual commitment, meticulous documentation, project conformance, and proactive communication.
KEY DUTIES AND RESPONSIBILITIES
Define and execute comprehensive project plans, including scope, technical specifications, action plans, and task assignments. Coordinate with internal production teams (asphalt plants/aggregates) and external subcontractors to create and maintain master project timelines. Manage manpower and material needs to ensure the right resources are available to meet project deadlines without compromising quality. Monitor job costs in real-time to ensure projects remain within budget and meet profitability targets. Participate in the estimating process, including reviewing subcontractor bids and preparing change orders or value engineering proposals. Administer all aspects of contracts, ensuring adherence to local, state (CDOT/DO), and federal specifications. Oversee project billing and documentation to ensure timely collections and financial close-out. Foster a culture of 'Zero Incidents' by enforcing all Martin Marietta safety policies and conducting regular site safety audits. Ensure all projects meet environmental standards and regulatory requirements, including necessary permits and data collection for reporting. Identify potential liabilities and risks early in the project lifecycle and implement corrective actions. Act as the primary interface for developers, municipal officials, and general contractors, ensuring high levels of customer satisfaction. Manage and evaluate the performance of third-party vendors and subcontractors to ensure they meet Martin Marietta's standards. Develop positive relationships with the general public and local communities affected by project operations, resolving complaints and inquiries tactfully. Maintain meticulous records of project activities, including daily logs, material tracking, and quality management reports. Utilize project management software to analyze data and report on performance metrics. Manage final inspections, warranty documentation, and the hand-off of completed projects to the client.
QUALIFICATIONS
Education High school diploma, GED, or relevant experience Work Experience 7+ years of relevant experience in Construction Project Management, with a priority on DOT, municipal, and commercial development projects. Knowledge, Skills, and Abilities OSHA compliance and regulations

Required to bend, stoop, climb, and reach. You must be able to maintain three points of contact when climbing on/off machinery or on ladders. Strong hand-eye-foot coordination is essential for operating hand/foot controls. You must have good depth perception with or without seeing aid for distances up to 150 feet. Working Conditions All duties require outside assignments and require periods of work in all weather conditions, cold, wet, dry and dusty and must be able to work in areas where noise levels are up to 85 dbs. The hiring range for this position is $137,000 -$165,000 exclusive of benefits or bonuses (discretionary and non-discretionary). The offered base compensation will be determined based on factors such as geographic location, business need, market conditions, proficiencies, skills, education, and experience. Additionally, at Martin Marietta we place a high value on internal pay equity and will consider the compensation for those in similarly situated roles and direct team members. The hiring range for this role represents the base compensation we expect to pay for the position at time of hire and does not represent the total possible base pay of the position. In addition, this role is eligible for our annual bonus program. Bonuses awarded under this program are determined based on the performance of the organization and the employee.
