Full-Time About the Role We are seeking an experienced Project Manager to lead the execution of ultra-luxury custom residential projects. This is not a production role-projects are highly detailed, design-driven homes requiring strong leadership, precision, and accountability. The Project Manager will work closely with ownership, architects, clients, and a trusted network of subcontractors to deliver architecturally significant estates at the highest level of quality. Key Responsibilities Lead all phases of construction from preconstruction through project completion Develop and manage detailed budgets, scopes of work, and project schedules Oversee subcontractor buyout, contract negotiation, and procurement processes Coordinate closely with field teams to ensure seamless execution Maintain clear and professional communication with clients, architects, and consultants Track project costs, approve invoices, and manage change orders Ensure alignment with design intent and uphold strict quality standards Proactively identify and resolve issues to protect schedule and budget Ensure compliance with local building codes, permitting, and safety regulations Project Scope Ultra-luxury custom homes ($10M+ construction value) Full lifecycle involvement from preconstruction through closeout Direct collaboration with high-net-worth clients and top-tier design teams Process-driven environment utilizing Procore for real-time project management Strong pipeline of high-end residential projects Qualifications 5-10+ years of project management experience in residential construction Proven experience managing high-end custom home projects preferred Strong expertise in budgeting, contracts, and scheduling Ability to manage complex, detail-driven construction projects Excellent communication skills with clients and stakeholders Proficiency in Procore, Microsoft Excel, and scheduling tools Strong organizational skills with exceptional attention to detail
