Job Description
Project Manager Luxury Residential ConstructionPosition Overview We are seeking an experienced Project Manager to lead luxury residential construction projects from preconstruction through closeout. The ideal candidate will combine deep knowledge of residential construction with strong project management skills and a refinement for luxury, high-quality finishes. You will be responsible for delivering projects on time, on budget, and to the exacting standards of high-end clients while managing subcontractors, contractors, schedules, and client relationships.
Key ResponsibilitiesLead planning and execution of luxury residential construction projects, including preconstruction, permitting, construction, commissioning, and closeout.
Develop, manage, and maintain project schedules, budgets, cash flow forecasts, and progress reporting to ensure timely, on-budget delivery.
Coordinate and supervise subcontractors, trades, and onsite staff to maintain quality, safety, and production targets.
Serve as primary client and owner representative; maintain regular communication, manage expectations, and provide transparent progress updates.
Oversee procurement and installation of high-end materials, finishes, and custom elements; coordinate with designers and suppliers to meet design intent.
Manage contract administration, change orders, RFIs, submittals, and shop drawing reviews to control scope and risk.
Conduct regular site inspections and quality control walkthroughs; enforce quality standards and resolve construction deficiencies.
Ensure compliance with building codes, permits, inspections, and company safety policies; lead safety meetings and enforce jobsite safety protocols.
Identify, assess, and mitigate project risks; implement corrective actions to address schedule or budget variances.
Prepare and supervise project closeout activities: punch lists, turnover documentation, warranties, and client walkthroughs.
Mentor junior project staff and collaborate with estimating, design, and operations teams to drive continuous improvement.
QualificationsMinimum 5+ years of project management experience in residential construction with demonstrable experience managing luxury residential projects.
Proven track record delivering high-end homes or custom residential workexperience with luxury finishes, bespoke millwork, and premium systems preferred (nice to have: High End experience).Strong understanding of construction methods, building codes, permitting processes, and best practices for residential construction.
Proficiency with project management and construction software (e.g., Procore, Buildertrend, MS Project, or similar) and Microsoft Office.
Excellent financial management skills including budgeting, cost control, forecasting, and managing change orders.
Exceptional communication skills with the ability to collaborate directly with clients, architects, interior designers, and subcontractors.
Strong leadership, organization, problem-solving, and decision-making abilities; capable of managing multiple projects concurrently.
Relevant degree or diploma in Construction Management, Civil Engineering, Architecture, or related field, or equivalent hands-on experience.
Valid drivers license and willingness to work onsite; flexibility for travel between job sites and occasional after-hours client meetings.
Certifications such as PMP, CMIT, or OSHA 30 are a plus.
