Spanning 2,400 acres from the Gulf of Mexico to the Choctawhatchee Bay, Sandestin Golf & Beach Resort features four championship golf courses, a marina, hotel accommodations, restaurants, private clubs, retail spaces, meeting venues, and residential communities. As a Project Manager - Preventive Maintenance, you will play a critical role in preserving the resort's exceptional guest experience by planning, coordinating, and executing preventive maintenance projects across the entire property. Position Summary The Project Manager - Preventive Maintenance is responsible for developing, implementing, and overseeing preventive maintenance programs and capital improvement projects throughout Sandestin Golf & Beach Resort. This position coordinates with Engineering, Facilities, Housekeeping, Food & Beverage, Golf Operations, Marina Operations, and Resort Leadership to ensure all assets are maintained to the highest standards while minimizing operational disruptions. The ideal candidate is highly organized, detail-oriented, and experienced in facility maintenance, project management, vendor coordination, and property operations. Essential Duties and Responsibilities Develop and manage comprehensive preventive maintenance programs for resort facilities and infrastructure. Plan, schedule, and oversee maintenance projects across hotels, restaurants, golf facilities, marina operations, residential buildings, recreational amenities, and common areas. Coordinate project timelines, staffing requirements, contractor activities, and material procurement. Conduct regular property inspections to identify maintenance needs and prioritize projects. Monitor and track preventive maintenance schedules using maintenance management software. Ensure compliance with local, state, and federal regulations, including OSHA standards and safety protocols. Manage project budgets, monitor expenditures, and identify cost-saving opportunities. Obtain vendor bids, negotiate pricing, and oversee contractor performance. Collaborate with department leaders to minimize guest and member disruptions during maintenance activities. Prepare project reports, maintenance metrics, and status updates for resort leadership. Identify long-term asset preservation opportunities and recommend capital improvements. Assist with emergency response efforts related to facility failures, weather events, and operational emergencies. Monitor warranty programs and ensure proper documentation of repairs and replacements. Maintain accurate maintenance records, project documentation, and compliance reports. Support sustainability initiatives and energy conservation programs throughout the resort. Participate in strategic planning for future facility improvements and infrastructure upgrades. Qualifications Bachelor's degree in Construction Management, Engineering, Facilities Management, Project Management, or related field preferred. Minimum 5 years of project management experience in hospitality, resort, facilities management, construction, or commercial property operations. Strong knowledge of building systems including HVAC, plumbing, electrical, roofing, irrigation, life safety systems, and general construction. Experience managing multiple projects simultaneously in a fast-paced environment. Proficiency with maintenance management systems (CMMS), project scheduling software, and Microsoft Office Suite. Strong budgeting, analytical, and organizational skills. Excellent communication and leadership abilities. Ability to work effectively with contractors, vendors, department leaders, and executive management. Valid driver's license with acceptable driving record. Physical Requirements Ability to walk extensively throughout a 2,400-acre resort property on a daily basis. Ability to stand and walk for prolonged periods, often exceeding 8 hours per day. Ability to climb stairs, ladders, scaffolding, and elevated platforms. Ability to inspect roofs, mechanical rooms, construction sites, and confined spaces when necessary. Ability to bend, stoop, kneel, crouch, crawl, and reach overhead. Ability to lift, carry, push, and pull up to 50 pounds independently and heavier loads with assistance. Ability to operate golf carts, utility vehicles, and company vehicles safely. Ability to work indoors and outdoors in varying weather conditions, including heat, humidity, rain, wind, and direct sunlight. Ability to navigate uneven terrain, construction areas, golf course environments, marina facilities, and beachfront locations. Ability to visually inspect equipment, facilities, and project work for quality and safety compliance. Ability to hear and communicate effectively in person, by radio, and by telephone. Ability to respond to emergency situations outside of normal business hours when required. Ability to work weekends, holidays, evenings, and during severe weather events as operational needs dictate.
