This individual will be responsible for managing approximately $20MM in active construction and capital projects across 10 multifamily properties. The ideal candidate will have extensive experience overseeing multiple projects simultaneously within occupied multifamily communities and possess strong relationships with qualified contractors, vendors, and construction partners throughout the Florida market. The successful candidate must be highly organized, proactive, and an excellent communicator who can effectively coordinate with ownership, asset management, property management teams, maintenance staff, contractors, and vendors throughout all phases of construction. Key Responsibilities Oversee approximately $20MM in multifamily capital improvement and renovation projects across 10 garden-style apartment communities. Manage multiple active projects simultaneously throughout Orlando and Jacksonville markets. Lead all phases of project execution including budgeting, bidding, contractor selection, scheduling, construction oversight, and project closeout. Coordinate and oversee capital projects such as roofing replacements, plumbing re-runs/re-piping, siding and exterior repairs, breezeway renovations, unit renovations, pool improvements, gates and fencing, site work, exterior upgrades, and other value-add multifamily capital improvement initiatives across the portfolio. Develop and maintain strong relationships with general contractors, subcontractors, vendors, consultants, and construction partners. Leverage existing contractor network to ensure projects are staffed with qualified and reliable construction teams. Conduct regular site visits to monitor construction quality, safety, budgets, schedules, and overall project progress. Manage project timelines and proactively address delays, change orders, cost concerns, and operational issues. Ensure projects are completed on time, within budget, and in accordance with company standards. Provide executive-level reporting and regular project updates to leadership. Partner closely with Property Management and Maintenance teams to ensure strong communication and operational alignment throughout each project. Build strong working relationships with on-site maintenance staff so they become additional eyes and ears across the portfolio. Work collaboratively with maintenance teams to help monitor project progress, safety measures, contractor performance, resident impact, and overall execution when the Sr. PM is not physically at the property. Act as the primary liaison between ownership, asset management, contractors, property management teams, and on-site staff. Qualifications 12+ years of multifamily construction or capital project management experience. Strong experience overseeing capital improvement projects within occupied garden-style apartment communities. Proven ability to manage multiple projects and properties simultaneously. Strong network of contractors and construction vendors within Florida preferred. Bachelor's degree preferred in Construction Management, Engineering, Finance, Accounting, Real Estate, or related field.
