Job Description

Project Manager - Commercial DoorsPosition OverviewLead and manage commercial door and hardware projects from pre-construction through closeout. The Project Manager - Commercial Doors is responsible for coordinating door and frame installations, hardware specifications, vendor relationships, scheduling, budgeting, and quality control to ensure projects meet contract requirements, Division 8 and Division 10 standards, and client expectations. The ideal candidate combines hands-on product knowledge of commercial doors and hardware with strong project management skills and experience using industry software tools.

Key ResponsibilitiesManage full project lifecycle for commercial doors and hardware, including planning, scheduling, procurement, installation oversight, and closeout.

Coordinate with architects, general contractors, subcontractors, estimators, detailers, purchasers, and suppliers to ensure accurate door, frame, and hardware delivery and installation.

Review contract documents, door schedules, drawings and specifications (Division 8 and Division 10) to develop accurate scope, submittals, and installation procedures.

Prepare and maintain project schedules, budgets, procurement plans, and material takeoffs using software such as Avaware, Comsense, DOORS, E/pws and Agility.

Manage vendor and manufacturer relationships (ASSA ABLOY, Allegion, Ceco, Schlage, Von Duprin and others); negotiate lead times, pricing, and warranty terms.

Oversee selection and procurement of doors, frames, trim, hardware, and accessories; coordinate with suppliers like Door & Supply and DFH to ensure product compliance and timely delivery.

Issue and track submittals, shop drawings, RFIs and change orders; review and approve hardware templates and installation details prepared by detailers.

Conduct site visits and inspections to verify installation quality, resolve field issues, and coordinate punch lists through to completion.

Ensure compliance with applicable codes, project specifications, and contractual obligations; maintain documentation for audits and closeout.

Provide regular project status reports to internal stakeholders and clients, highlighting schedule, budget, risks, and mitigation actions.

Mentor and collaborate with estimators, detailers, purchasers and project staff to improve processes, accuracy, and efficiency.

Qualifications2+ years of project management experience in commercial doors, door and hardware, or related construction trade; experience with Division 8 work strongly preferred.

Working knowledge of commercial door products and hardware: doors (wood and metal), frames, hinges, exit devices, locks, trims, thresholds and related accessories.

Experience with industry software tools such as Avaware, Comsense, DOORS, E/pws, Agility, DFH or similar door/hardware and estimating/detailing systems.

Proven experience coordinating with manufacturers and suppliers (ASSA ABLOY, Allegion, Ceco, Schlage, Von Duprin, Door & Supply and others).Strong understanding of door schedules, architectural door types, hardware sets, contract hardware, and shop drawing review processes.

Excellent organizational, communication and negotiation skills; capable of managing multiple projects and stakeholders simultaneously.

Proven ability to manage budgets, schedules, procurement, change orders and quality control on commercial projects.

Experience working with estimators, detailers, and procurement teams; familiarity with roles such as Estimator, Detailer, Purchaser preferred.

Bachelors degree in Construction Management, Architecture, Engineering or equivalent experience preferred; PMP or similar project management certification is a plus.

Valid drivers license and ability to travel to job sites as required.
