The Project Manager will serve as the primary point of contact for field teams, owners, clients, subcontractors, and project stakeholders. This role is responsible for overall project leadership from contract award through closeout, including project planning, scheduling, procurement, subcontractor management, cost control, contract administration, safety, quality, and client relations. The ideal candidate is a proactive leader with strong technical and organizational skills who can successfully manage multiple priorities while maintaining schedule, budget, safety, and quality objectives. Key Responsibilities Project Planning & Execution Manage all phases of construction projects from award through final closeout. Lead and coordinate Superintendents, Foremen, Project Engineers, subcontractors, and field personnel. Develop and maintain baseline schedules, look-ahead schedules, work plans, and project sequencing. Conduct weekly production meetings and lead OAC (Owner-Architect-Contractor) meetings. Identify project risks, schedule impacts, and operational constraints; implement corrective actions as needed. Coordinate engineering, logistics, procurement, survey/layout, equipment, and material deliveries. Support efficient execution across multiple concurrent projects and job sites. Financial Management & Cost Control Manage project budgets, forecasting, cost reporting, and overall financial performance. Perform subcontractor buyout, negotiations, and contract administration. Lead material procurement efforts including vendor solicitation, scope reviews, and purchase order issuance. Review and approve pay applications, invoices, and vendor/subcontractor payments. Track and manage change orders, cost impacts, and potential claims. Protect project margins through proactive cost management and production tracking. Prepare monthly cost reports, forecasts, and pay estimates for owner billing. Contract Administration & Documentation Interpret plans, specifications, subcontracts, and owner contract requirements. Manage RFIs, submittals, change orders, and project correspondence. Maintain accurate project documentation including meeting minutes, logs, schedules, cost records, and reports. Ensure timely preparation and submission of closeout documents including warranties, O&M manuals, as-builts, and commissioning documentation. Monitor contractual notice requirements and ensure compliance with project deadlines and documentation procedures. Stakeholder & Team Management Serve as the primary liaison between owners, clients, subcontractors, suppliers, consultants, and internal teams. Build and maintain strong client and partner relationships. Mentor and support Project Engineers and junior staff. Collaborate closely with field leadership to maintain production, safety, and quality objectives. Monitor subcontractor performance and implement corrective measures when necessary. Safety, Quality & Compliance Promote and enforce a strong culture of safety, quality, and accountability. Ensure compliance with OSHA standards, environmental regulations, Davis-Bacon requirements, certified payroll requirements, and project QC/QA standards. Identify unsafe conditions and stop work when necessary to maintain a safe work environment. Lead resolution of quality, compliance, and constructability issues with owners, designers, and regulatory agencies. Maintain accountability for the safety of all personnel and the successful execution of project work. Additional Responsibilities Support estimating, preconstruction planning, and business development efforts as needed. Perform other related duties as assigned. Qualifications Required Qualifications Bachelor's degree in Construction Management, Civil Engineering, or related field preferred. 5+ years of progressive project management experience in heavy civil or public works construction. Demonstrated success managing projects from start to finish, including budgets, schedules, and client relations. Strong working knowledge of construction scheduling, RFIs, submittals, change orders, pay applications, and project closeout. Experience with Davis-Bacon, certified payroll, and prevailing wage requirements. Proficiency in Microsoft Office Suite and construction management software such as Autodesk Forma, Primavera P6, or equivalent. Strong communication, leadership, organizational, and problem-solving skills. Valid driver's license and ability to travel between Oahu job sites as needed. Preferred Qualifications Hawaii construction experience and familiarity with local regulations and permitting agencies. Experience with DOT, military, or other government-funded construction projects.
Pay:
$110,000.00 - $150,000.00 per year
