About the Position Employing sophisticated 3D computer-assisted design (CAD) modeling and clash-detection software, the BIM Coordinator is responsible for taking conceptual layouts and developing fully installable, fully coordinated models integrated into a facility's infrastructure. The BIM Coordinator will attend both on-site and virtual MEP (Mechanical-Electrical-Plumbing) coordination meetings with other trade contractors. Under the guidance of the BIM Manager or Project Manager, this role negotiates space requirements with general contractors and trade partners. Through this often lengthy and complex coordination process, the BIM Coordinator ensures complete system installability and design integrity, while communicating scope changes to the project team to identify and capture change order opportunities and maintain project profitability. During installation, the BIM Coordinator works closely with the installation team to ensure the coordinated model carries through construction via detailed installation drawings. Responsibilities Attend coordination meetings and negotiate space requirements with general contractors and trade contractors Employ clash-detection software (Navisworks or equivalent) to identify and eliminate conflicts across all disciplines Ensure mechanical systems receive priority in the MEP coordination process Coordinate supplementary items including equipment supports and hangers, floor and wall penetrations, and electrical requirements Assist the Project Manager with material takeoffs, RFI preparation, and review of construction documents Identify constructability issues and address them with the project team Assist in identifying scope changes resulting from RFIs, ASIs (Architect's Supplemental Instructions), and field conditions Participate in jobsite walk-downs with trade contractors, design professionals, subcontractors, and installation crews Develop detailed installation drawings from coordinated layouts Collaborate with field teams to create as-built drawings and ensure accuracy through project closeout Coordinate and collaborate with discipline-specific designers and modelers across departments to meet production goals Communicate changes in scope to the project team to ensure change order opportunities are identified and captured promptly Manage multiple tasks simultaneously and meet assigned deadlines within project coordination budgets Perform other special assignments as requested — including one-time, unique tasks or ongoing project support Requirements 3+ years of relevant experience in construction management, MEP coordination, or a related field; OR an Associate's degree in BIM Modeling, Information Technology, Computer Science, or Engineering with equivalent experience 1+ years of experience with Revit (required) 1+ years of experience with AutoCAD (required) 1+ years of experience with Navisworks or equivalent clash-detection software (required) 1-3 years of mechanical systems coordination and detailing experience Ability to read and understand schematics, equipment submittals, pipe and ductwork matrices, and related plan documentation Knowledge of drawing preparation practices and procedures Detail-oriented, organized, and self-motivated with strong time management skills Able to multitask and make quick adjustments in a fast-paced environment with deadlines Strong written and verbal communication skills; able to collaborate effectively across departments Ability and willingness to travel up to 20% of the time Prior experience coordinating mechanical or specialty systems in healthcare or industrial facilities
