Project Manager
  • BAS Cox Energy & Sustainability (CES)
Location:
Randolph/On-Site Overview We are seeking an experienced, results-driven BAS Project Manager to join our team at Cox Energy & Sustainability. This role is responsible for the overall success of our building automation system (BAS) projects, including financial performance, schedule adherence, quality control, and client satisfaction. The Project Manager acts as the primary client interface, leading the project lifecycle from contract award through final closeout, and working seamlessly with the project team. Key Responsibilities The Project Manager's main duties will revolve around leading and executing the project lifecycle and ensuring profitability. 1. Project Leadership and Financial Management Own the
Project P&L:
Maintain complete ownership of the project budget, tracking costs, managing expenses, and ensuring the project meets or exceeds profitability goals.
Contract Management:
Review and understand contractual obligations, scope of work, and specifications to prevent scope creep and manage risk.
Financial Forecasting and Billing:
Develop and manage monthly financial forecasts. Oversee the monthly billing/invoicing process (including AIA documents).
Change Order Management:
Identify, estimate, propose, and negotiate all change order requests with the client, ensuring they are properly documented, approved, and integrated into the project scope and budget. 2.
Planning, Execution, and Scheduling Project Scheduling:
Develop, maintain, and manage the master project schedule and detailed work breakdown structures using project management software.
Resource Allocation:
Collaborate with the Field Operations and Engineering Managers to coordinate the assignment of labor (engineers and field specialists) to meet project milestones.
Subcontractor Management:
Manage and coordinate all subcontractors and vendors, ensuring adherence to quality, schedule, and contract terms. Review and process subcontractor and vendor invoices for accuracy. 3.
Client and Stakeholder Communication Primary Point of Contact:
Serve as the central point of communication, building and maintaining strong relationships with clients, contractors, engineers, and internal teams.
Meetings and Reporting:
Lead project meetings (kick-off, progress, closeout), preparing and distributing detailed agendas, meeting minutes, and professional status reports to all relevant stakeholders.
Risk Mitigation:
Proactively identify potential roadblocks, scheduling issues, and technical problems, developing and implementing mitigation strategies to ensure the project remains on schedule. 4.
Quality and Closeout Oversight Documentation Management:
Oversee the Project Coordinator in maintaining all project documentation, including submittals, RFIs, and closeout documents. The Project Manager is ultimately responsible for the completeness and accuracy of all documentation.
Quality Assurance:
Ensure the project is completed in accordance with specifications, drawings, and industry standards, culminating in successful commissioning and client acceptance.
Technical Coaching and Standard Setting:
When required, provide hands-on technical guidance, troubleshooting support, and quality demonstrations to the field team. This includes setting the standard for critical commissioning tasks.
Punchlist and Warranty:
Ensure timely completion of all punchlist items and manage equipment returns, warranty claims, and repairs. Qualifications Required 5+ years of progressive experience in Project Management, with a minimum of 3 years experience in the industry managing projects utilizing leading BAS platforms. Proven ability to manage the successful outcome of projects, which includes effectively orienting field specialists to accomplish field tasks. Expert proficiency in reading, interpreting, and applying technical construction documents, including blueprints, specifications, and contracts. Expert proficiency with project management software (e.g., MS Project, Procore, or similar) and Microsoft Office Suite. Demonstrated leadership skills, with a track record of successfully managing cross-functional teams (engineering, field) and strong external negotiation skills. Preferred Prior field experience as an engineer or technician in the BAS industry. Familiarity with financial software and procurement processes in a construction environment (e.g., job costing, WIP analysis).
