  • Full-time Core Four Renovations is a growing residential renovation general contractor serving Mecklenburg, Iredell, Gaston, and Cabarrus counties.
We do high-quality custom remodels — whole-house renovations, kitchens, bathrooms, additions, and outdoor living spaces — for homeowners who care about the result, not just the price. We're looking for an experienced Project Manager who can take full ownership of 2-4 active renovation projects at once — managing subcontractors, material flow, client communication, schedule, and budget without needing to be told how. This is a full-time on-site role based in the Charlotte area, with daily travel between active project sites. This is a role for someone who already knows construction cold. You won't be trained on how to run a job — you'll be trusted to run it. The owner is focused on growing the business and wants a PM who brings their own command of the trades, the sequencing, and the field decisions. If you're the person other people on site go to for the answer, keep reading. This is not a desk job and it's not a production-builder job. You'll be in homes, talking to homeowners, walking sites with subs, solving problems no one anticipated, and making decisions that affect both customer satisfaction and project profitability. Every project is different. Every client is different. What you'll do (a typical week) Run daily site visits to active jobs — walk the work, talk to subs, document progress with photos, identify problems before they snowball. Manage 2-4 active renovations at any time, ranging from $30K bathroom remodels to $500K whole-house projects. Coordinate subcontractor scheduling. Make sure the framer, electrician, plumber, drywaller, painter, and finishers show up in the right order with the right materials. Be the primary day-to-day client contact. Send progress updates, manage selections deadlines, handle the inevitable "while-you're-here" requests with professionalism (and a written change order). Process change orders — talk through the change, price it, get it signed, get the deposit, get the trades aligned. Walk completed milestones with clients and get sign-off (post-demo, post-rough-in, pre-finish, final walk-through). Order materials, manage deliveries, and resolve material issues with suppliers. Backstop the owner on bid estimating when needed — you'll need to know what things actually cost so you can recognize when a sub's price is high or low. Maintain documentation in

photos at each milestone, signed change orders, lead source tracking, project notes. What you bring
Required:
5+ years of project management experience in custom residential renovation or remodeling — NOT new construction or production homebuilding. (7+ preferred.) Direct experience managing projects in the $100K+ range as the primary client contact and sub coordinator. Working knowledge of every major residential trade: framing, electrical, plumbing, HVAC, drywall, tile, paint, trim, flooring. You don't need to do the work, but you need to know what good work looks like. Comfort reading plans, measuring, and recognizing scope vs. change-order territory. Strong written and verbal communication. You'll be writing emails to homeowners daily. Reliable personal vehicle, valid NC driver's license, smartphone, and willingness to drive between job sites across Mecklenburg, Iredell, Gaston, and Cabarrus counties. Comfort with modern construction management software (we use Jobber). If you've used Buildertrend, CoConstruct, Procore, or similar, you'll pick up Jobber in a day.
Nice to have:
Experience with sub agreement enforcement, including managing pay-when-paid terms and warranty callbacks. Background in either trim/finish carpentry or tile — the two trades where customer perception is most sensitive. Spanish proficiency for sub communication. Estimating experience for residential renovation work.
Not a fit:
Production homebuilder background only (D.R. Horton, Lennar, KB Home, Pulte, NVR, Meritage, etc.). The transition to custom renovation is harder than it looks; we've learned this the hard way. "Project coordinator" experience without P&L or scope decision-making authority. Anyone unwilling to be on site daily — this is not a remote or hybrid role. What we offer Salary range $85,000
