Durham, NC Job Details Full-time 23 hours ago Qualifications Project reporting General Contractor License Vendor relationship building Staff supervision Team supervision Operations coordination Construction project management CMMS Electrical experience Facility maintenance management Construction stakeholder communication Managing facilities maintenance teams Productivity software Professional Engineer Full Job Description The Project Manager (PM) serves as the principal contractor representative responsible for the overall management, supervision, and coordination of all tasks, activities, and issues relating to the EPA Facilities Operations, Maintenance and Support Services Contract at Research Triangle Park, NC. The PM ensures contract compliance, quality of performance, and effective communication between the contractor team and EPA Government representatives across all locations. Responsibilities Serve as the principal on-site contractor representative to the Government CO and COR for day-to-day contract administration Oversee all contractor activities across EPA-RTP facilities including the Main Campus, NCC, FEELC, HBB, AIRS, Page Road Warehouse, and CUP locations Prepare, review, and submit accurate and timely reports and deliverables required under the contract Ensure timely and effective resolution of problems and issues associated with contract performance Monitor all contract line items and task orders to ensure work complies with requirements, including all permitting obligations Maintain a competent, stable, and fully qualified staff throughout the period of performance Engage the vendor community to maintain a robust subcontractor support base Manage Task Order closeout at completion of requirements or period of performance expiration Maintain current and accurate documentation of all expenses incurred during contract performance Maintain on-site office presence during regular Government work hours (8:00 a.m. - 4:30 p.m., Monday through Friday) Be immediately available by phone and physically on-site within 30 minutes during Government work hours; available within 2 hours after hours Designate a qualified acting PM when contract work is being performed outside normal hours Ensure 24/7/365 minimum staffing levels are maintained across all covered facilities Coordinate with the Quality Control Manager without serving as the QCM's direct supervisor Position Requirements Minimum 10 years of experience with responsible oversight of maintenance and operation of large or multiple facilities with highly complex mechanical, electrical, and structural requirements, including construction management Active State of North Carolina Unlimited General Contractor's License (required)

Project Management Professional (PMP) certification Demonstrated ability to manage multi-disciplinary teams across concurrent task orders and standing task orders Strong written and oral communication skills for government reporting and stakeholder coordination Proficiency in Microsoft Office suite and familiarity with computerized maintenance management systems (CMMS)
