Full Job Description Position Summary :
The Project Manager will plan, estimate and manage a wide range of construction projects from start to finish. This employee will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. This employee will be well versed in all construction methodologies and procedures and be able to coordinate a team of professionals of different disciplines to achieve the best results. Essential Job Functions Pre Construction Estimating Estimate and bid new construction projects. Review project specifications and drawings to determine scope of work and establish overall estimate requirements required for a complete scope of work. Develop estimate content and perform quantity take offs Maintain detailed files of take-offs, pricing from subcontractors and suppliers Request quotations from vendors, review quotes for accuracy Negotiate and issue subcontract and supplier agreements Obtain permits and licenses from the appropriate authorities. Plan all construction operations and develop project schedules to meet project deadlines Update and maintain project schedules Issue subcontracts, material contracts, purchase orders Evaluate progress and provide detailed reports that will include breakdowns of project costs and forecasts of remaining costs. Report budget variances to accounting. Process change orders to keep project budgets current and accurate. Perform other duties as assigned. Skills and Experience Excellent verbal and written communication skills. Excellent interpersonal and customer service skills. Excellent organizational skills and attention to detail. Excellent time management skills with a proven ability to meet deadlines. Strong analytical and problem-solving skills. Strong supervisory and leadership skills. Ability to prioritize tasks and to delegate them when appropriate. Proficient with Microsoft Office Suite, Timberline Estimating, Timberline Project Management, Procore, On Screen Take Off, Bluebeam Ability to work with a variety of personalities. Qualifications Bachelor's degree in Construction Management, or related field, required. At least three years of related experience required. Physical Requirements Prolonged periods standing at a desk and working on a computer. Must be able to lift 15 pounds at times.
