Senior Project Manager / Owner's Representative Philadelphia, PA (travel to NJ project site as needed) Total comp negotiable (salary + project overrides) Overview Owner's rep role overseeing a ground-up life science facility currently mid-construction in New Jersey. Manages GCs and vendors, oversees operational delivery, drives milestone execution, and handles hands-on invoicing. This role serves as the client's trusted advisor from early planning through project closeout. After project completion, the position continues with the firm on new pursuits Project Planning, Execution, Closeout Lead owner's representation for commercial development and construction projects, including life sciences, laboratory, and healthcare facilities Manage full project lifecycle: scope, schedule, budget, risk, quality, and regulatory compliance Coordinate design teams, consultants, contractors, and authorities having jurisdiction Oversee procurement, contracts, project financials, and reporting Ensure construction quality, safety, and permitting Lead project closeout including commissioning, validation support, and turnover documentation Business Development Support Represent the firm alongside the sales team when leads arise (no BD background required) Must-Haves Minimum 5 years of design/construction project management in life sciences, healthcare, or other technical fields Ground-up development including entitlements, pre-groundbreaking work, and early-phase execution. GC candidates with hands-on ground-up involvement also considered. Strong communication and presentation skills Proficiency with MS Project, Microsoft Office Suite, OneDrive, Dropbox Preferred Property management exposure or working knowledge of building operations and tenant coordination LEED project experience PMP, CCM, PE, or similar professional certification Benefits 401(k) with matching, health/vision/dental/life insurance, paid time off.
