Job Description
MDG Design and Construction LLC an affordable housing developer, with over 30 years of excellence and industry leader real estate firm that develops and constructs high quality affordable housing seeks a Development Assistant Project Manager for our Woodbury (Long Island) office. Our company oversees all aspects of multifamily residential development, an expert in construction, development, and design and specializes in new construction and moderate rehabilitation of affordable apartment buildings nationally.
JOB SUMMARY
The Assistant Project Manager is an essential role in facilitating affordable housing development and assisting the Project Managers in all development activities with the goal of drastically improving the lives of residents and the overall community. The Assistant Project Manager will participate in and at times take the lead on various development activities on a variety of projects including: 1) source projects via partnerships, RFPs and acquisitions; 2) drive projects to closing, balancing complex affordable financing structures and multiple stakeholders; 3) and ensuring that projects are both beneficial to their community and residents and financially profitable and viable. The Assistant Project Manager works cooperatively together with our in-house team members in development and construction and with third-party experts such as architects and engineers to assist in all the key elements of affordable housing development.ESSENTIAL DUTIES AND RESPONSIBILITIES
Work with Project Managers to coordinate and drive projects to achieving development milestones. Assist in the preparation of and track predevelopment costs and budgets. Review underwriting and coordinate cash flow and budgets with actual or estimated costs and terms provided by government bodies, investors, or lenders, or consultants. Seek out and complete RFP and RFQs for new projects aligning with MDG's strengths. Establish strong relationships within affordable housing across a wide range of professions. Prepare reports and presentations as needed to communicate with clients and community stakeholders as needed. Assist to coordinate project team including but not limited to internal staff, development partners, attorneys, contractors, government agencies, accountants, engineers, architects, housing authorities, and managing agents. Preparation of bank documents for execution and distribution for real estate closings Review relevant legal documentation with approval as needed from senior management. Assist the PM with determining realistic project plans and specs with architect and engineers and coordinate pricing. Assist with creating and adhering to a timeline outlining the development project and tracking design, funding and construction milestones as needed. Identify potential real estate development and partnership opportunities aligning with MDG's strengths. Report to senior management to determine final approval for development opportunity. Monitor project milestones during construction and lease-up. Attend industry networking and/or training events. Attend and assist with company events such as ground-breaking or ribbon cuttings. On occasion to work outside of the office at project sites to perform tasks such as taking photos, handing out documents, meeting residents, or to deliver a proposal to a perspective client. Responsible to successfully complete RFP/RFQ's that represent company to potential new clients. Responsible to prepare presentations to potential clients, residents and other partners. Responsible for seeking out new development opportunities, vet the opportunity and make recommendations if APM deems it is viable and within the company's guidelines. Responsible to seek out, vet and procure vendors that will perform activities related to the development of the project APM has the authority to make purchases on behalf of the company and is responsible for determining if said purchases are within the projects budget. APM may represent the company at various on-site meetings such as resident/community meetings, IDA meetings, client interviews, planning meetings, and project progress meetings and is responsible to provide feedback to the company regarding outcome of site meetings. Responsible for working with relocation team on matters relating to residents to achieve a beneficial outcome to both residents and company. APM has the ability to make decisions on behalf of the company to resolve these issues.EDUCATION / EXPERIENCE REQUIREMENTS
Bachelor's Degree in real estate required, Master/Grad degree preferred. 2 year of relevant experienceKNOWLEDGE / SKILLS
Proficient in MS Office; Word, Excel, Power point and Outlook-Calendar Must have excellent verbal and written communication and outstanding customer service skills, Detail-oriented, highly organized, self-Motivated and ability to prioritize tasks and projects with limited direction and time constraints. Be driven to overcome challenges and drive projects to closing Ability to be resourceful and proactive in dealing with issues that may arise Must be a good culture fit: Professional presence, open-minded, positive attitude, team player, and dedicated to helping the residents we serve.
