Job Description

Position Overview Are you a master of the details who loves turning a customer's vision into reality before the first shovel hits the ground? We are seeking a dynamic, highly organized, and customer-centric Pre-Production Project Manager to join our team. In this role, you will be the critical bridge between our clients, design teams, and local municipalities. You will guide customers through the exciting phase of finalizing design specifications, selecting options, and navigating the logistics of sitework, permitting, and financing. Key Responsibilities Customer Consultation & Design Integration Design & Specifications:
Work directly with customers to review, refine, and finalize design specifications, ensuring their vision aligns with structural and budget realities.
Change Management:
Guide clients through option and feature changes, accurately documenting updates and managing expectations regarding cost and timeline impacts.
HbJD Team Collaboration:
Partner closely with the HbJD (Home Design/Drafting) team to ensure all custom tweaks and specifications are accurately translated into the final blueprints, getting the job 100% ready for the dig.
Sitework & Logistics Coordination Site Evaluation:
Walk customers through all necessary sitework requirements, including clearing, grading, utilities, and layout positioning.
Vendor Coordination:
Act as the liaison between the customer, site surveyors, and engineers to ensure the plot is perfectly prepped.
Permitting & Financial Administration Permit Acquisition:
Bureaucracy is your playground. You will research, prepare, submit, and track all necessary building and zoning permits with local municipalities.
Bank & Financing Support:
Assist customers through the bank draw and financing processes, providing the necessary documentation (permits, signed specs, builder contracts) to ensure smooth financial approvals and timely funding. Qualifications & Skills What You Bring to the

Project Management Aptitude:
Proven ability to manage multiple projects simultaneously. A proactive, solution-oriented mindset—you anticipate bottlenecks (like permit delays or financing hiccups) before they happen.

Strong proficiency with project tracking tools, scheduling software, and maintaining timelines.
Customer Service Rockstar:
Exceptional interpersonal skills with a proven track record of managing client relationships with empathy, clarity, and professionalism.
Technical Aptitude:
Ability to read and interpret blueprints, site plans, and technical design specifications or comfortable learning how to.
Hyper-Organized:
