About the Role Report to the Operations Manager and own exterior remodeling projects end to end, from sales handoff to clean closeout, across roofing, gutters, siding, paint, windows, doors, decks, overhangs, stone veneer, and concrete flatwork. You personally own every phase of the job: takeoffs, scope, schedule creation and control, budget, logistics, onsite coordination, documentation, inspection readiness and QC, change orders, and punch-list through completion. This is not a desk role and it is not a new construction PM role. Exterior remodeling demands a higher level of knowledge, sharper attention to detail, and the ability to adapt quickly across dynamic, occupied-home job sites with varying scope complexity. You will be onsite, working shoulder to shoulder with the crews, not managing from afar. You will partner closely with Lead Sales on scope details and client coordination to ensure a seamless handoff and aligned expectations from day one, and with the Site Superintendent for field quality, crew development, and inspection readiness. You are a team player first, working across every layer of the organization to keep projects moving and quality standards high. Key Responsibilities Project kickoff:
verify scope, selections, budget, and schedule after sales handoff, and build the baseline schedule with milestones, dependencies, and long-lead items identified Schedule ownership: publish weekly two-week look-aheads and execute schedule recovery plans when needed Preconstruction planning: scope confirmation, selections, long-lead procurement, site protection, inspection pathway mapping, and access/logistics Client communication: set the cadence, manage updates and expectations, review schedule milestones, and capture timely approvals Takeoffs and procurement: personally handle takeoffs, POs, coordinate deliveries, and site services (dumpsters, portable toilets, cranes, lifts, and scaffolds as needed), keeping everything aligned to the schedule and inspection dates Inspection readiness: own pre-inspection QC checks and target first-pass approvals across all scopes Permits and inspections: coordinate permit and HOA approvals and inspection sequencing across trades when applicable Margin protection: track budget vs. actuals and protect margin through accurate scoping and disciplined change management Change orders: create and present change orders with photos and clear value framing, capturing timely approvals with schedule and cost impacts noted Daily production monitoring: track photo updates, daily logs, labor, and site protection standards, and clear blockers to keep the schedule on plan Sales partnership: work directly with Lead Sales on scope details, client expectations, and handoff alignment, staying in close coordination on change orders, upsells, and client communication throughout the project Onsite coordination: be present on the job, coordinate directly with crews, and provide real-time direction to keep quality, sequencing, and schedule on track Risk management: resolve issues and RFIs quickly, escalating risks early with options and documented schedule/cost impacts
Documentation:
maintain clean records in the project platform, including scopes, tasks, RFIs, change orders, selections, photos, budgets, and closeout packets
Closeout:
drive punch-list completion, warranty registrations, documentation packets, and final walkthrough within 5 business days of substantial completion Cross-functional coordination: collaborate with Sales and Operations on capacity planning, start dates, and handoffs, keeping the production board accurate What We're Looking For 3+ years managing exterior remodeling projects across multiple trade types. This role demands genuine versatility and depth across roofing, gutters, siding, paint, windows, doors, decks, stone veneer, and concrete flatwork. A highly proactive mindset:
you anticipate problems before they happen, front-load the planning, and bring solutions, not just issues. Deep technical knowledge of exterior remodeling scopes, manufacturer installation requirements, and inspection standards. This role requires more than general PM awareness.

you collaborate as freely with crews on the ground as you do with Sales and Operations leadership, and you make everyone around you better. Proven onsite presence and coordination skills; you are comfortable leading from the field, not just the office.
Strong schedule management:
baseline building, two-week look-aheads, and recovery planning across varied scope complexity. QC and inspection acumen with a track record of first-pass approvals. Meticulous attention to detail across takeoffs, documentation, change orders, and closeout. Confidence partnering with Lead Sales on scope and client coordination from handoff through completion. Proficiency with project management software, CRM/email, mobile photo documentation, and digital RFI/CO workflows. Valid driver's license and clean driving record.
