Job Description

Turnover Project Manager Peaceful Homes Property Management - Lancaster County, PA Overview Peaceful Homes Property Management is seeking a Turnover Project Manager to take full ownership of our unit turnover process - from move-out to rent-ready. This role is critical to our company's performance, directly impacting vacancy time, property quality, and owner and resident satisfaction. You will be responsible for keeping projects moving, making decisions in the field, and ensuring units are completed on time, on budget, and to our standards - without constant oversight. This is a hands-on, field-driven role ideal for someone with experience in construction, maintenance, or renovations who is ready to take ownership of projects and drive them to completion. What You'll Own You will be fully responsible for the turnover process, including: Turnover & Project Management Conduct move-out inspections with detailed photo and video documentation Assess property condition and develop clear, accurate scopes of work Sequence and manage all work from move-out through rent-ready Coordinate vendors and maintenance staff to ensure efficient execution Track progress and proactively resolve delays or issues Perform final quality checks and ensure units are ready for leasing Scope, Cost & Owner Communication Create accurate cost estimates based on scope of work Clearly communicate scope and pricing with property owners Ensure large expenses are approved prior to work being started Minimize change orders through strong upfront scoping Proactively flag issues that may impact cost, timeline, or scope Vendor & Team Coordination Schedule and coordinate internal maintenance staff and external vendors Hold vendors accountable for timelines, quality, and scope Build and maintain strong vendor relationships Documentation & Financial Accuracy Upload photos, videos, and scopes for each project Document damages and determine tenant responsibility Enter and manage tenant chargebacks for security deposit reconciliation Review and approve vendor invoices against completed work What Success Looks Like Units are turned quickly and consistently with minimal delays Leasing team always receives rent-ready units on schedule Scopes are accurate and change orders are rare Vendors and maintenance staff are coordinated without bottlenecks Owners are informed of scope and costs upfront, with minimal surprises Large expenses are clearly communicated and approved before work begins You proactively identify and solve problems without needing direction Projects move forward smoothly without requiring constant oversight Why This Role Matters You will have direct impact on vacancy time and property performance You will be trusted to run your own projects and make decisions in the field You will play a key role in improving how our turnover process operates as we grow Your work directly affects owner and resident satisfaction Qualifications Experience in construction, maintenance, renovations, or a related field Experience managing multiple projects or job sites simultaneously Strong ability to assess property condition and define scope of work Ability to prioritize, sequence, and move projects forward efficiently Comfortable making decisions and solving problems independently Strong communication skills, especially with vendors and property owners Experience with property management software (AppFolio preferred, not required) Core Values At Peaceful Homes Property Management, our core values define who we are and guide our actions. Pay:
$70,000.00 - $80,000.00 per year
