Job Title:
Project Manager - Capital Projects (Non-IT) Job Description This role offers an opportunity for an experienced Project Manager to lead multiple capital projects, ranging from small facility remodels and asset replacements to larger initiatives valued between approximately $250,000 and $5 million. You will provide reliable, timely, and professional project management support while working closely with internal and external stakeholders across several nearby sites. The position is planned to convert to a full-time permanent role and is well suited for someone with a project management or construction management experience, ideally supported by mechanical or engineering experience and exposure to biopharma research lab environments. Responsibilities Manage multiple capital projects simultaneously, typically in the $1-2 million range and up to approximately $5 million, including small facility remodels and asset replacement initiatives. Support project executives on multiple projects and assignments by providing day-to-day project management oversight and coordination. Develop clear project scopes and detailed schedules for assigned projects, ensuring alignment with stakeholder expectations and overall program objectives. Identify and address areas of concern related to project risk, including logistical issues, budget constraints, and scope changes, and implement mitigation strategies. Coordinate and track all vendor Requests for Proposals (RFPs), ensuring timely issuance, response evaluation, and selection of appropriate vendors. Interact and negotiate with contractors and subcontractors to secure favorable terms and ensure high-quality, on-time delivery of work. Prepare and update project status reports, process invoices, maintain tracking reports, and organize files for due diligence and financial documentation. Actively monitor each aspect of project performance against established schedules and critical paths, taking corrective action as needed to keep projects on track. Coordinate the activities of subcontractors and oversee the relocation of technical functions to minimize disruption to operations. Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner, maintaining strong relationships with all stakeholders. Ensure that a comprehensive safety plan is in place for each project and that all activities are performed with a safety-first methodology. Assist the local Project Development Services team in meeting Adjusted Gross Margin (AGM) targets at regional and national levels, as defined by leadership. Use project management technology and tools required for Project Development Services, maintaining proficiency in their application across assigned projects. Prepare, manage, and track project budgets, ensuring financial accountability and alignment with approved funding. Review and interpret architectural and engineering drawings to guide project planning, execution, and coordination. Travel to project locations across up to three nearby sites, providing on-site oversight and coordination as needed. Plan, prioritize, and organize a diverse workload, exercising independent judgment to meet deadlines in a fast-paced environment. Essential Skills Minimum of 4 to 7 years of relevant work experience in architecture, engineering, or construction management. Demonstrated experience in project management or construction management, including responsibility for capital projects. Proven ability to prepare, manage, and track project budgets for projects in the $1-2 million range and up to approximately $5 million. Understanding of technical requirements for construction and renovation projects, including small facility remodels and asset replacements. Familiarity with architectural and engineering drawings and the ability to apply them to project planning and execution. Ability to adapt and prioritize tasks while meeting deadlines in a fast-paced environment, both as part of a team and when working independently. Strong interpersonal skills with the ability to build effective relationships with architects, contractors, client representatives, and team members. Excellent verbal and written communication skills, including the ability to prepare clear reports and present project updates to stakeholders. Proficiency with Microsoft Office Suite for reporting, documentation, and project tracking. Mechanical experience or mechanical engineering exposure that supports understanding of building systems and capital projects. Additional Skills & Qualifications Engineering degree, particularly in a relevant discipline such as mechanical, civil, or related engineering, is highly desirable. Project experience in biopharma research labs or vivarium environments is preferred and considered a strong asset. Professional certifications such as LEED, AIA, PE, and/or PMP are preferred and will be viewed favorably. Experience managing multiple stakeholders at various organizational levels, including internal and external partners. Demonstrated ability to use project management and Project Development Services technologies and tools. Experience supporting financial performance goals, including contributing to Adjusted Gross Margin (AGM) targets. Ability to travel between multiple project sites that are a short drive from each other. Work Environment The role is based across up to three sites located within a short driving distance of each other, requiring regular on-site presence to oversee capital projects, facility remodels, and asset replacement work. You will operate in a fast-paced project environment that involves collaboration with architects, engineers, contractors, subcontractors, and internal stakeholders at various levels. The work involves both office-based tasks—such as budget tracking, reporting, and documentation using Microsoft Office Suite and project management tools—and field-based oversight on active construction and renovation sites. Safety is a core priority, with an expectation that all activities follow a safety-first methodology and project-specific safety plans. The position offers a path to conversion to a full-time permanent role and provides exposure to complex, technically demanding projects, including those in biopharma research lab or vivarium environments, supported by a professional project development services team. Job Type & Location This is a Contract position based out of Malvern, PA. Pay and Benefits The pay range for this position is $75.00 - $80.00/hr.
