Roofing Just-in-Time Full Job Description Job Title:

Commercial Project Manager (Roofing)Position Summary We are seeking a Commercial Roofing Project Manager to lead our roofing projects from contract award through closeout. You will be responsible for ensuring that high-volume, complex commercial roofing projects (TPO, EPDM, Metal, Built-up) stay profitable. You will manage the "business side" of the roof—handling material procurement, labor cost tracking, and aggressive change-order management in a fast-paced environment. You won't just be tracking the budget; you will be the primary engine driving project execution. Key Responsibilities1.

Crew & Labor Management Resource Allocation:

Schedule internal crews and subcontractors to meet project milestones; adjust man-loading based on weather and site readiness.

Leadership:

Provide clear direction to Foremen and Superintendents; conduct weekly "tailgate" meetings to review production goals and safety protocols.

Performance Tracking:

Review daily field reports to ensure labor hours match the project's estimated "squares per day."

Safety & Compliance:

Ensure all projects adhere to OSHA roofing standards and that all site-specific safety plans are documented and billed accordingly. 2.

Material & Supply Chain Ownership Procurement:

Review project take-offs and issue Purchase Orders (POs) for all materials (membranes, insulation, fasteners, metal).

Vendor Management:

Coordinate specialized equipment rentals (cranes, telehandlers, storage).

Logistics:

Manage "just-in-time" delivery to job sites, ensuring the crew has what they need without cluttering tight commercial sites. 3.

Commercial & Financial Oversight Budget Accountability:

Own the project P&L from start to finish; identify and mitigate "margin creep."

The Change Order Process:

Identify any work outside the original scope and secure signed Change Orders before work begins.

Project Financials:

Monitor "Estimated vs. Actual" labor hours and material waste daily/weekly to prevent budget overruns.

Submittal Management:

Manage the submittal process with architects and general contractors to ensure all roofing systems meet project specifications.

Closeout & Warranties:

Oversee the punch list process and ensure all manufacturer warranties are registered and issued upon final payment.

Roofing-Specific Requirements Industry Knowledge:

Deep understanding of commercial roofing systems (Single-ply, BUR, Modified Bitumen, and Metal).

Software Proficiency:

Experience with roofing-specific CRM software and drawing software, such as Bluebeam.

Field Acumen:

Ability to walk a roof, read blueprints, and understand tapered insulation layouts

Compensation & BenefitsTotal Rewards Package Base Salary :

$75,000 - $110,000 (Commensurate with experience and roofing system expertise).

Performance Bonus :

Annual or project-based bonus structure tied to Gross Margin Retention, Safety Records, and Project Completion Timelines.

Vehicle :

Company-provided truck.
