Underwriting Manager / VP Of Secondary Marketing Position Summary The Condo Project Manager is responsible for reviewing, analyzing, and managing condominium project approvals to ensure eligibility for sale to agency investors, primarily Fannie Mae . This role ensures that condo projects meet agency guidelines, investor overlays, and internal risk standards. The position plays a critical role in supporting loan production by determining project eligibility, minimizing repurchase risk, and ensuring compliance with agency requirements. Key ResponsibilitiesCondo Project Review & Approval Review condominium project documentation to determine eligibility under Fannie Mae guidelines
Analyze:
Condo questionnaires (full/limited review) HOA budgets and financials Insurance coverage (master policies, fidelity, flood where applicable) Owner-occupancy ratios Delinquency rates Litigation and special assessments Classify projects (warrantable vs. non-warrantable) Guideline Interpretation & Compliance Interpret and apply Fannie Mae / Freddie MacSelling Guide condo requirements Ensure compliance with: Project eligibility standards Investor overlays (if applicable) Identify red flags and escalate risk issues Project Approval Management Maintain internal condo project approval lists and databases Submit projects to Condo Project Review Systems (CPRS) or equivalent platforms Coordinate project approvals, recertifications, and updates Track expiration dates and ensure timely renewals Cross-Functional Support Partner with: Underwriting → project eligibility decisions Processing → documentation collection Sales → guidance on project viability Secondary/Capital Markets → investor requirements Provide clear guidance on structuring loans within condo project limitations Communication & Training Communicate approval decisions clearly and timely Educate internal teams on: Condo eligibility requirements Warrantability criteria Develop reference guides and job aids Risk Management & Quality Control Ensure all condo approvals meet agency and investor requirements prior to closing Assist with post-closing audits and investor inquiries Monitor trends in ineligible projects and recommend risk mitigation strategies QualificationsExperience 3-5+ years of mortgage experience with a strong focus on: Condo project review and approvals Agency guidelines (especially Fannie Mae and Freddie Mac ) Experience in underwriting, condo desk, or project review role preferred Skills Strong knowledge of: Condo project eligibility requirements HOA financial analysis Insurance review standards Ability to interpret complex guidelines and apply to real scenarios Excellent attention to detail and risk awareness Strong communication and problem-solving skills Preferred Qualifications Experience with Condo Project Review Systems (CPRS) Familiarity with: Freddie Mac condo guidelines Non-QM condo requirements Experience in a lender or correspondent environment Key Competencies Analytical thinking Risk assessment Process management Cross-functional collaboration Compliance orientation Why This Role Matters This role ensures: Loans secured by condominiums are eligible for sale to investors The company avoids repurchase risk and compliance violations Sales and operations teams have clear direction on condo eligibility Condo-related delays and fallouts are minimized Why Join Us We are a growing mortgage organization committed to leveraging technology to improve operational efficiency and enhance the loan experience for both employees and borrowers.
