This position offers an exciting opportunity to work on complex construction, infrastructure, energy, transportation, and commercial development projects across multiple industries. The successful candidate will provide schedule delay analysis, claims preparation, forensic scheduling, and expert support services for clients involved in construction disputes, change management, and project recovery efforts. As a Delay Analyst / Claims Consultant, you will work closely with project managers, schedulers, cost consultants, attorneys, contractors, owners, and expert witnesses to evaluate project performance, identify delay impacts, and develop comprehensive claims documentation. This role requires strong analytical skills, technical scheduling expertise, and the ability to communicate complex findings clearly and professionally. The ideal candidate will have experience using Primavera P6, Microsoft Project, or other scheduling platforms and possess a strong understanding of construction methodologies, contract administration, project controls, and forensic schedule analysis techniques.
Key Responsibilities :
Schedule Analysis and Project Controls Develop, maintain, and analyze project schedules using Primavera P6 and other scheduling software. Review baseline schedules, updates, recovery schedules, and progress reports. Evaluate project performance against planned milestones and contractual obligations. Identify schedule variances, critical path changes, and potential delay events. Conduct schedule health assessments and schedule risk evaluations. Monitor project progress and provide recommendations for schedule recovery. Delay Analysis Perform forensic schedule analyses using industry-recognized methodologies. Conduct Time Impact Analysis (TIA), Window Analysis, As-Planned vs. As-Built Analysis, Collapsed As-Built Analysis, and other accepted delay analysis techniques. Determine the cause, extent, and responsibility for project delays. Evaluate concurrent delays and assess entitlement issues. Quantify schedule impacts resulting from design changes, unforeseen conditions, owner actions, contractor performance issues, and other project events. Prepare detailed delay analysis reports and supporting schedules. Claims Preparation and Evaluation Assist in the preparation of extension-of-time claims and delay claims. Analyze contract documents, project correspondence, meeting minutes, daily reports, and other project records. Review change orders, requests for information (RFIs), submittals, and project documentation to identify claim opportunities and risks. Support the development of claims narratives and entitlement analyses. Evaluate claims submitted by contractors, subcontractors, or owners. Assist clients in negotiating claim resolutions and dispute settlements. Dispute Resolution Support Support mediation, arbitration, adjudication, and litigation proceedings. Prepare exhibits, schedules, graphics, and technical documentation for dispute resolution processes. Assist expert witnesses with technical analyses and report preparation. Participate in project reviews, claim strategy meetings, and legal team consultations. Provide technical support during hearings, depositions, and settlement discussions when required. Documentation and Reporting Maintain organized project records and analysis files. Develop professional reports that clearly explain findings, methodologies, and conclusions. Present analytical results to clients, project teams, and stakeholders. Create visual presentations and schedule graphics to communicate project impacts effectively. Ensure all deliverables meet company quality standards and client expectations. Client Engagement Build and maintain strong relationships with clients and project stakeholders. Participate in client meetings and project reviews. Understand client objectives and provide practical solutions to project challenges. Support business development activities through technical expertise and project experience. Contribute to proposals, presentations, and marketing initiatives as required. Required Qualifications Bachelor's degree in Construction Management, Civil Engineering, Mechanical Engineering, Architecture, Quantity Surveying, Project Management, or a related field. Minimum 3-10 years of experience in project controls, scheduling, delay analysis, claims consulting, or construction management. Strong proficiency in Primavera P6 scheduling software. Experience performing schedule delay analyses on construction or infrastructure projects. Knowledge of CPM scheduling principles and critical path methodologies. Understanding of construction contracts and project delivery methods. Excellent analytical and problem-solving skills. Strong written and verbal communication abilities. Ability to manage multiple assignments and meet project deadlines. Advanced proficiency in Microsoft Office Suite, including Excel, Word, and PowerPoint. Preferred Qualifications Professional certifications such as: Planning & Scheduling Professional (PSP) Certified Cost Professional (CCP) Project Management Professional (PMP) Certified Construction Manager (CCM) MRICS or FRICS Experience with forensic schedule analysis and expert witness support. Knowledge of AACE International Recommended Practices. Experience with construction claims, dispute resolution, arbitration, or litigation support. Familiarity with BIM, cost management systems, and project controls software. Experience in large-scale infrastructure, transportation, energy, industrial, or commercial construction projects.
