Habicon is seeking a Project Manager to help run construction, renovation, and REO property projects from start to finish. This is a long-term growth position for someone who wants to help build and expand a growing construction and property management business. The role includes work on projects in Utah, Puerto Rico , and other active markets as needed. The Project Manager will be responsible for keeping projects moving, helping contractors stay on schedule, tracking costs, solving problems early, and keeping project files organized. This role is ideal for someone who is organized, proactive, comfortable working with contractors, and willing to travel when needed. Position Purpose The Project Manager protects Habicon by making sure each assigned project is completed: On time On budget To quality standards With clear records With strong contractor communication With problems handled before they become emergencies The Project Manager should not wait for issues to grow. Delays, cost changes, quality concerns, safety issues, and contractor problems must be logged, communicated, and solved quickly. Travel Requirements Travel will be required for this position.

Utah Puerto Rico Other possible markets may include: Arizona Florida California Dominican Republic Other states or markets where Habicon has active projects Travel may include project inspections, contractor meetings, scope reviews, quality checks, closeout reviews, and market setup. As Habicon grows in each market, this role may also help build local contractor teams, vendor lists, and support staff in those areas. The right person may have the opportunity to help build a larger construction channel inside Habicon and support future staff growth in multiple states. Main Responsibilities The Project Manager will manage assigned construction and property projects on a daily basis.
Key responsibilities include:
Manage assigned new build jobs, renovations, REO projects, and property improvement projects from start through closeout. Confirm each project has a clear scope, schedule, budget, contractor plan, and next step. Coordinate contractors, subcontractors, vendors, inspectors, and remote support staff. Track budget versus actual cost and flag cost overruns early. Keep project schedules current and make sure contractors know their deadlines. Collect and organize photos, field notes, invoices, receipts, approvals, permits, inspection updates, and closeout documents. Manage change order documentation before extra work begins. Escalate schedule, cost, quality, safety, or contractor issues the same day they are known. Support REO projects with fast scopes, contractor pricing, approvals, field execution, and closeout. Use remote support staff, including Dominican Republic employee resources, for document collection, follow-up, tracker updates, and admin support. Help build and maintain contractor lists in active markets. Review contractor performance and recommend which contractors should be kept, replaced, or developed. Daily Responsibilities Each day, the Project Manager is expected to: Check the status of every assigned active project. Confirm contractors and subcontractors are scheduled for the next 48 hours. Make sure each contractor has the correct scope, price, deadline, and quality expectation. Collect and save job photos, field notes, receipts, invoices, and inspection updates. Update the project tracker before the end of the day. Review any same-day change order, cost issue, delay, or scope question. Contact contractors when a job is blocked, delayed, or falling behind. Escalate urgent risks to the Director of Construction the same day. Assign admin follow-up tasks to remote support staff when helpful. Confirm the next day's job priorities before the day ends. Weekly Responsibilities Each week, the Project Manager is expected to: Submit the weekly project report by the agreed deadline. Update the two-week lookahead schedule for every assigned project. Review budget versus actual cost for every assigned project. Update the change order log. Confirm that no unapproved extra work is moving forward. Review contractor performance. Update contractor scorecards. Complete a weekly project review with the Director of Construction. Confirm closeout documents for completed projects. Prepare the next week's travel, inspection, contractor, and material priorities. Monthly Responsibilities Each month, the Project Manager is expected to: Review monthly results for schedule, budget, quality, closeout, and contractor performance. Confirm each active project has a current cost forecast and completion forecast. Identify projects that are at risk. Propose recovery plans for delayed, over-budget, or underperforming projects. Review contractor performance and recommend which contractors to keep, replace, or develop. Add qualified contractor or trade options in markets where Habicon needs more coverage. Review lessons learned from active and completed projects. Help improve simple project processes. Submit a monthly project summary to support company reporting. Required Skills and Experience The ideal candidate should have experience with construction management, residential projects, renovation work, or property field operations.
Preferred skills include:
Strong understanding of residential construction Ability to read scopes, plans, drawings, and contractor proposals Ability to manage multiple active projects at the same time Strong scheduling and follow-up skills Basic estimating and cost tracking knowledge Strong contractor communication skills Ability to identify project risks early Experience with change orders, invoices, inspections, and closeout documents Ability to travel as needed Strong written updates and reporting skills Comfortable using project tracking tools, spreadsheets, email, photos, and shared folders Experience with tools such as Procore, Bluebeam, Buildertrend, Monday, Asana, Excel, Google Drive, or similar systems is a plus.
