ABOUT PRIME DEVELOPMENT
Prime Development is a Louisville-based commercial real estate development firm building grocery-anchored retail, power centers, Class A multifamily, and mixed-use projects across Kentucky, Indiana, and select additional markets. We are a newer platform backed by decades of proven execution, long-term tenant and capital relationships, and a deep network of lenders and equity partners. We have multiple active projects in the ground and a strong pipeline ahead.
THE OPPORTUNITY
In commercial development, the result comes down to execution in the field. Once a project is ready to build, the stretch from groundbreaking to a finished, income-producing asset is where schedules slip, budgets leak, and small issues turn into expensive ones. We are hiring someone to own that stretch and make sure it goes right. We want a hungry, driven Project Manager / Superintendent who loves construction and development and wants to build a real career doing it. This is a hands-on, hybrid role: part project manager at the desk, part superintendent on site. The person who fits it knows construction inside and out, is comfortable with budgets and schedules, and has the work ethic and follow-through to push a project to the finish. Prime builds projects two ways, depending on the deal. On some, we hire a general contractor and you serve as Prime's owner's representative managing the GC. On others, Prime carries more of the work directly and you coordinate subcontractors and trades firsthand. We want someone comfortable in both.
WHAT YOU'LL DO
Project management and controls
- Own the budget, schedule, and delivery for your projects, from buyout through turnover
- Build and maintain detailed schedules and critical-path timelines, track progress, and catch slippage early
- Track committed and projected costs against budget, prepare cost reports and forecasts, and flag variances before they become problems
- Review and process GC and subcontractor pay applications, and support construction loan draw packages
- Manage the change-order process from start to finish: review, price, negotiate, document, and track impacts
- Run project meetings, keep communication clear and proactive, and report to leadership, lenders, and partners Bidding, buyout, and contracts
- Solicit, level, and review bids, and prepare clear comparisons and recommendations
- Lead or support buyout by negotiating scopes, pricing, and terms to get the best value while protecting quality and schedule
- Tighten scopes of work to eliminate gaps and overlaps between trades
- Manage contractor and subcontractor qualification, insurance, bonding where applicable, and contract execution Value engineering and cost savings
- Find alternatives that reduce cost, improve constructability, or speed up the schedule without giving up quality or tenant requirements
- Challenge contractor and design decisions on both technical merit and cost
- Treat every dollar like an owner Field supervision and execution
- Keep a regular, hands-on presence on site and serve as Prime's authority in the field
- Coordinate and hold accountable the GC, subs, and trades; sequence the work and keep the job moving
- Resolve field conflicts and constructability issues in real time
- Coordinate inspections, municipal field work, utilities, and deliveries to protect the schedule
- Track long-lead items, and keep daily logs, photos, and field documentation Quality, safety, and close-out
- Verify work conforms to plans, specs, and Prime's quality standards, and catch deficiencies before they get costly
- Manage RFIs and submittals to timely resolution
- Support and enforce job-site safety across all parties on site
- Lead punch list, final inspections, certificate of occupancy, close-out, warranties, and turnover
WHAT WE'RE LOOKING FOR
Required
- 5+ years in commercial construction project management or as a superintendent, ideally on ground-up retail, mixed-use, or multifamily
- Proven ability to manage budgets, schedules, bids, buyout, change orders, and pay applications
- Strong field experience coordinating GCs, subs, inspections, and trade sequencing
- Ability to read and interpret plans, specs, and construction documents
- Strong Excel skills and experience with construction software such as Procore, MS Project, or Bluebeam
- Clear, confident communicator who can lead meetings and follow up consistently
- Able to manage multiple projects across markets
- Valid driver's license and willingness to travel regularly to job sites Preferred
- Experience across more than one product type (retail, mixed-use, multifamily)
- Experience both as an owner's rep over a GC and in a self-perform or direct-to-sub capacity
- Familiarity with commercial leasing, tenant coordination, and delivery obligations
- Construction-related degree, trade background, or equivalent field experience What sets a great candidate apart

LOCATION AND TRAVEL
Based in Louisville, KY, with a hybrid office and field structure. Expect a real mix of job-site time, office time, project meetings, and regular travel to active sites across Kentucky, Indiana, and other markets. Candidates must be able to commute to, and where applicable relocate to, the Louisville Metro area. This is an immediate need tied to multiple active and upcoming projects.
