Job Description:
NewCity is a Washington, DC-based turnkey development and design-build firm handling projects from high-end single-family homes up to 40 units. A lot of what we do is infill
  • taking 100-year-old buildings and breathing new life into them to get them ready for the next 100 years.
Historic properties, condo conversions, mixed-use, ground-up, raze and rebuild... we do all of it. We build for property owners, investors, and ourselves. It's definitely not boring. Here's what makes this different from every other PM job you'll see on : We've built AI deeply into how we work. Our team includes a full-time AI system that works alongside our project managers every day
  • writing scopes, pulling financials, parsing field reports, tracking open items, reconciling budgets, and generating client-ready reports. It handles a massive amount of the administrative work that buries most PMs at most companies. But here's the thing
  • AI without construction knowledge is useless.
It can't sequence a project. It can't catch a scope gap in a sub's bid. It can't walk a building and know what's about to go wrong. That takes deep experience, and that's what we're hiring for. The combination is what makes this role special: a PM who truly knows construction, paired with AI tools that multiply what one person can do. You focus on building
  • solving problems, interacting with trades, running client relationships, making decisions. The AI supports the rest. It's a way of working that most firms won't figure out for years. We're growing quickly, and we need to build a strong team to support that growth. We're looking for a Project Manager in the Eastern or Central time zones to oversee multiple projects
  • if you're drivable to the DC area, even better. To be the right fit for this job, you know in your heart that you've never met a problem you couldn't solve
  • and you don't stop pushing until you've tackled it. You're good at managing a thousand details, you know the construction industry and cycle, and you love the feeling of accomplishment. You also know how to ask others for what you need to succeed. You're software savvy
  • not in the coding way, but in the power user way.
You hate doing one thing at a time, and you are detail-obsessed: checklists, schedules, budgets. If you've ever taken the DISC profile test, your C is way high. (If you haven't taken the test and you're the right fit for this job, you probably just googled what that means.) You already deeply understand how multifamily, commercial, and mixed-use projects get built. We need someone who already has that background
  • this isn't a training role. You get along great with people and communicate well in person, on the phone, and in writing. You work independently, you're eager to learn and grow, and you're set up for remote work
  • reliable computer, solid internet, ready for live video.
What You'll Do:
Review construction plans and develop subcontractor scopes of work Complete material takeoffs, determine orders, and navigate the supply chain Issue RFPs to subcontractors; review submissions for accuracy and completeness; select bid winners and issue subcontracts and purchase orders Manage change orders from start to finish Meet bi-weekly with clients and communicate schedule, financials, change orders, selections, and everything else that matters Manage project data within our software systems Review budgets and schedules to make sure information is recorded accurately Work upstream of the production team to make the project run faster and more smoothly Identify potential issues and raise concerns with the team regularly Coordinate closely with internal and external project team members
What You Bring:
Bachelor's degree in a relevant field, or equivalent experience At least 5 years in construction management and procurement Obsessively detail-oriented, organized, and proactive with follow-up Deep ability to read and understand construction plans and documents
  • and anticipate problems before they happen Strong analytical, mathematical, and budgeting skills Strong negotiating skills General market knowledge about the cost of construction materials, labor, and methods for estimating pricing Excellent communicator Comfortable with technology (we use a lot of it) Disciplined self-starter who can work remotely
