Project Manager - Commercial and Industrial Construction Job Description This Project Manager role leads commercial and industrial construction projects from pre-construction through closeout, ensuring they are delivered safely, on time, within budget, and to a high standard of quality. The position holds primary accountability for overall project execution, financial performance, schedule adherence, and client satisfaction, while closely coordinating with field leadership, subcontractors, and internal stakeholders in a fast-paced, collaborative environment. Responsibilities Lead commercial and/or industrial construction projects from pre-construction through project closeout, ensuring all milestones and deliverables are met. Serve as the primary point of accountability for assigned projects, overseeing overall project execution and performance. Develop, manage, and monitor project schedules to ensure timely completion of all phases of work. Manage project budgets, track costs, and ensure financial performance aligns with project goals and company expectations. Coordinate and oversee subcontractors, vendors, and project teams to ensure work is completed safely, efficiently, and according to specifications. Lead project coordination activities, including meetings, documentation, and communication among internal teams, field leadership, and external partners. Administer and manage change orders, including identification, pricing, negotiation, and documentation of scope changes. Ensure construction activities comply with contract requirements, design documents, codes, and quality standards. Collaborate with design and engineering teams, particularly in design-build environments, to align constructability, schedule, and budget. Monitor project risks and issues, proactively resolving problems to minimize impact on schedule and budget. Maintain strong relationships with clients by providing clear communication, timely updates, and responsive issue resolution. Support and promote a safe work environment by reinforcing safety expectations and participating in safety-related discussions and planning. Prepare and maintain accurate project documentation, reports, and records throughout the project lifecycle. Essential Skills 5+ years of experience as a Project Manager or Assistant Project Manager within commercial or industrial construction. Demonstrated project management experience overseeing construction projects from pre-construction through closeout. Proven ability to manage project schedules and maintain on-time delivery of construction milestones. Strong experience managing project budgets and financial performance, including cost tracking and forecasting. Hands-on experience coordinating and managing subcontractors and project teams on active construction sites. Proficiency in construction management practices and processes within commercial and industrial environments. Experience with change order management, including identification, pricing, negotiation, and documentation. Background in commercial construction, with familiarity in fast-paced or complex project settings. Bachelor's degree in Construction Management, Engineering, or a related field. Strong communication and coordination skills for effective collaboration with field leadership, internal stakeholders, and clients. Additional Skills & Qualifications Experience working in design-build construction environments, collaborating closely with design and engineering teams. Experience operating in fast-paced construction settings with multiple concurrent priorities. Ability to build and maintain positive relationships with clients, subcontractors, and internal teams. Strong problem-solving skills and the ability to address project issues proactively. Attention to detail in project documentation, reporting, and contract compliance. Work Environment The role operates within commercial and industrial construction environments, overseeing projects from pre-construction planning through on-site execution and final closeout. You will work closely with field leadership, subcontractors, and internal teams in a fast-paced, schedule-driven setting that emphasizes safety, quality, and collaboration. The position involves a mix of office-based coordination and on-site presence to monitor progress, address issues, and support project teams. Standard construction technologies, tools, and documentation practices are used to manage schedules, budgets, change orders, and communication across all project stakeholders. Job Type & Location This is a Permanent position based out of Charleston, SC. Pay and Benefits The pay range for this position is $125000.00 - $145000.00/yr.
