: The Associate will be based in North Charleston, SC office and will report to the Head of Development. The Associate will work on all aspects of development projects from pre-development through completion of projects located at the Navy Yard in North Charleston, SC. The Associate will also engage in general Navy Yard analysis, quarterly reporting, investor reporting, and investment committee presentations for the development and construction group as required.MINIMUM QUALIFICATIONS REQUIRED
: We are seeking an Associate to join our development team. This role is ideal for a highly capable and analytical real estate professional with 4-6 years of experience in development from the principal side , including a minimum of 3 years specifically supporting or managing ground-up and large-scale development/redevelopment for multiple project types. Knowledge of retail and multifamily projects is preferred. Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.ESSENTIAL JOB FUNCTIONS
Build and manage robust financial models to underwrite ground-up and major development opportunities, including pro formas, capital structures, debit/equity scenarios, IRR sensitivities, and cash flow waterfalls. Track project progress against approved business plans and budgets, highlighting key performance indicators and variances. Work in collaboration with the team on each project and manage the pro-forma analysis as well as the development budgets for each project. Work closely with the analysts in acquisitions and capital markets on the procurement of equity and debt for development projects. Support the review and reconciliation of budgets, development costs, and project schedules in collaboration with project and construction management teams. Prepare internal reports, project trackers, and development updates. Conduct market research on product types, rent and sales comps, and feasibility analysis to support development assumptions. Review construction plans for consistency with design program and vision and development budget. Work closely with construction management team, design consultants, and contractors to facilitate project material specifications, resolve construction issues, and manage owner vendors for signage, furniture, security, etc. Develop and maintain positive, cooperative, team-oriented relationships with co-workers, supervisors, managers, clients and others as required for the job.KNOWLEDGE AND SKILLS
:Knowledge of:
Deep expertise in Microsoft Excel modeling; proficiency in Argus, CoStar, or other real estate analytics platforms a strong plus. Advanced proficiency with Microsoft Word and Power Point. Excellent modeling skills and ability to think strategically about solutions. Strong understanding of underwriting, project budgeting, entitlements, permitting, and key financial metrics. Pro forma analysis, development underwriting, knowledge of the design/development process. Budget, contract administration, monthly reporting for debt and equity partners. Familiarity with historic tax credits a plus Skill in: Communicating graphic ideas clearly and quickly Exceptional organizational and interpersonal skills Excellent attention to detail, organization skills, and ability to manage multiple projects simultaneously. Clear and concise communicator who can summarize complex financial data for non-financial stakeholders. The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure & effectiveness under pressure and changing conditions. Self-motivation, leadership, teamwork and collaboration. Conflict Management Resolution. Detail-oriented, logical, and methodical approach to problem solving.
