Job Description

Nexus Mission Critical Solutions focuses on Infrastructure and Mission Critical projects, allowing us to be a leader in our field. We offer an experience-driven level of service that fully commits the best-suited individuals to our projects from start to finish. NMCS provides owner's representation services among other services to private, institutional, and public sector clients on building projects nationwide. Our Owner's Representation/Owner's Project Management services have assisted many municipalities, lenders, developers, and public authorities in properly administrating the construction of building Mission Critical projects. We differentiate ourselves because our experts specialize in construction, engineering, environmental, and architectural services so we can add value to all phases of real estate development. NMCS performs this work on one site or across a portfolio (Program Management). The Project Manager position requires a diverse individual with varied skills inclusive of the following: 1. Technical Understanding of Critical Infrastructure / Data Centers 2. Knowledge of overall project scope development/methodology 3.
Risk Management:
Functional Risk - Financial Risk - Schedule Risk 4. Construction Management / Administration 5. Start-up, Commissioning, and Operations Process and Procedures 6. Procurement and development of RFPs 7. Good verbal and written communication and presentation skills 8. Quality - QA / QC process and inspection methodology 9. Strong Team leadership skills
Responsibilities:
1. Strong technical depth, perhaps even a subject matter expert (SME) in at least one discipline area. Must have a working understanding of how overall MEP works as a system. Should have approximately 3 - 7 years of experience gained through formal education and relevant construction experience. 2. Must be able to develop the scope for smaller projects and understand the overall scope of larger construction projects. Able to identify and provide background information on scope changes and escalate for timely decisions. 3. Must be able to identify risks to the project and provide input and mitigation plans for risk analysis. Has a risk management mindset and helps drive that across the team. 4. Must have the ability to provide strong support in the development, review, and analysis of budgets, GMP, cash flow, and invoice/pay applications. Able to identify potential gaps in financials and escalate for action. 5. Should be familiar with the fundamentals of critical path scheduling. Able to conduct analysis of critical path schedules and help overcome schedule challenges and risks. 6. Must be able to develop, review, and provide execution support of MOPs and other technical test documents in support of Factory Witness Tests and Commissioning. Previous participation in CX programs is preferred. 7. Must be able to provide support for the RFP analysis, bid leveling, and selection of contractors. Understand the different contract vehicles and the best one for different situations (e.g. GMP, Lump Sum, Time & Materials) 8. Must have the ability to communicate project issues, both written and verbally, across the team and escalate to leadership. Can clearly articulate within meetings to help drive to resolution or decision. Able to draw out others to understand topics and areas of concern. 9. Understand details of the QA/QC program and output documents. Can review documents and understand Quality metrics and issues. 10. Has strong organizational skills and can manage delegated tasks for on-time and high-quality deliverables. Able to add value to problem resolution through SME skills and ability to work within a cross-functional team. Seeks out and makes excellent recommendations for adoption.
