About Realm Realm is a commercial real estate project management and development firm helping growing brands and franchise systems scale across the country. We partner with franchisors and franchisees to deliver a seamless buildout experience, guiding each project from signed agreement to grand opening with clarity, consistency, and speed. With active projects from coast to coast, spanning both ground-up development and tenant improvements, our team operates at the center of it all, coordinating design, permitting, bidding, and construction to ensure every project is set up and executed at a high level. Role Overview The Project Manager is responsible for overseeing commercial tenant improvement and development projects throughout the full project lifecycle, from early coordination through project closeout. This role serves as the primary day-to-day project lead, helping guide clients, architects, consultants, contractors, and internal team members through design coordination, bidding, construction execution, and closeout. The ideal candidate is highly organized, an excellent communicator, comfortable managing multiple projects simultaneously, and capable of identifying and solving problems before they impact the project. This is not a superintendent role. It is a construction and development project management position focused on coordination, communication, accountability, and execution on behalf of Realm's clients. Project Lead & Coordination Manage projects through design, bidding, construction, and closeout Serve as a primary point of contact for clients throughout the project lifecycle Lead project coordination between clients, architects, consultants, contractors, landlords, and vendors Maintain alignment between project scope, schedule, budget, and execution Proactively identify project risks and help drive solutions Design & Pre-Construction Coordinate with architects and consultants during design development Review drawings for constructability, completeness, and alignment with project requirements Support existing-condition verification and review of site information Coordinate contractor bidding and assist in leveling proposals and scopes Help ensure projects are properly prepared prior to construction start Construction Oversight Oversee General Contractor performance on behalf of Realm's clients Review schedules, RFIs, submittals, change orders, and progress reports Monitor project progress and identify delays or issues early Review pay applications and support draw processes Help ensure projects remain aligned with approved budgets and timelines Procore & Project Systems Manage project workflows and documentation within Procore Maintain organized project records and communication logs Review and respond to RFIs and project documentation in Procore Track key milestones, deliverables, and outstanding items Communication and Client Support Maintain consistent communication with clients and project stakeholders Clearly communicate technical and project-related information to non-technical clients Provide proactive updates regarding project status, risks, and next steps Help create a smooth and professional client experience throughout the project Project Closeout Coordinate punch list completion and closeout deliverables Assist in obtaining final documentation, warranties, and project turnover items Support final project completion and transition to operations Ideal Candidate Strong communicator with excellent organizational skills Self-starter who takes ownership and follows through Comfortable managing multiple projects in a fast-paced environment Solutions-oriented with strong problem-solving ability Professional and client-facing Excited to grow with a rapidly expanding company Qualifications 3-10 years of experience in commercial construction, tenant improvements, development, or project management General understanding of commercial construction processes and trade sequencing Experience coordinating with architects, contractors, consultants, and clients Ability to read and review construction drawings and project documentation Comfortable using technology and project management software (Procore preferred) Strong written and verbal communication skills Experience in franchise, retail, restaurant, office, or commercial TI projects preferred Why Join Realm Work on projects across the country with limited travel Be part of a fast-growing company supporting expanding brands Gain exposure to both ground-up and tenant improvement projects Take ownership and play a meaningful role in shaping projects and processes Grow into larger leadership opportunities as the company expands
