Job Title:
Assistant Project Manager Job Description This mid-level Assistant Project Manager role focuses on coordinating in-house bids and supporting the successful delivery of commercial construction projects, including hotels and car washes. The position offers the opportunity to work on a diverse portfolio of ground-up and design-build projects and to grow into a full Project Manager role. You will take ownership of project finances, schedules, and documentation while collaborating closely with superintendents and project teams in a growing construction company with a strong backlog of work. Responsibilities Take full ownership of assigned projects, ensuring they are delivered on time, within budget, and in accordance with contract requirements. Coordinate all project activities with the Superintendent and broader project team to maintain alignment and effective communication. Manage and oversee all project finances, including budget development, tracking, and financial reporting. Organize, understand, and maintain up-to-date contract documents, ensuring all stakeholders have access to current information. Prepare detailed project construction schedules in conjunction with the Superintendent and with input from required subcontractors. Coordinate the intent and implementation of the final project budget, ensuring all costs are accurately captured and controlled. Issue all subcontracts, ensuring scope, schedule, and cost are clearly defined and aligned with project objectives. Plan and schedule projects from preconstruction through close-out, proactively identifying and addressing potential issues. Prepare and maintain a master submittal schedule and submittal log to track all required project submittals. Schedule and conduct regular owner, subcontractor, and preconstruction coordination meetings to review progress and resolve issues. Receive, review, document, and manage the resolution of all project-specific issues in a timely and organized manner. Receive, review, and process all subcontractor Requests for Information (RFIs) and Requests for Proposal (RFPs), ensuring clear and accurate responses. Prepare, distribute, and obtain approval for all Owner Change Order Requests, maintaining clear documentation and communication. Prepare and distribute all subcontractor Change Orders and associated budget revisions, ensuring financial records remain accurate and current. Prepare and distribute monthly Owner Applications for Payment, including all supporting documentation. Oversee all project administrative logs, including RFIs, submittals, change orders, and other key project records. Manage project close-out activities, ensuring all documentation, punch lists, and final deliverables are completed and submitted. Essential Skills At least 2 years of experience as a Commercial Project Manager or Assistant Project Manager, or equivalent experience as a Project Engineer supporting large commercial projects. Experience managing or supporting commercial projects such as hotels, apartments, fire houses, pharmacies, car washes, and other retail or mixed-use facilities. Ground-up construction experience on projects valued at $3M or more. Ability to coordinate with superintendents, subcontractors, and owners to maintain project schedules and deliverables. Strong project management skills, including planning, scheduling, budgeting, and documentation control. Proficiency in managing submittals, including preparing and maintaining submittal schedules and logs. Ability to prepare and manage construction schedules in collaboration with field and subcontractor teams. Experience issuing and managing subcontracts and subcontractor change orders. Experience preparing and processing RFIs, RFPs, and change orders for owners and subcontractors. Strong construction document knowledge and the ability to interpret plans, specifications, and contracts. Demonstrated ability to work independently and take ownership of assigned responsibilities. Strong communication and organization skills, with the ability to manage multiple priorities and stakeholders. Willingness to learn and adapt to established company processes and procedures. Additional Skills & Qualifications Experience with a general contractor, particularly on commercial ground-up or design-build projects, is highly preferred. Experience with commercial projects such as medical facilities, retail spaces, restaurants, hotels, apartments, pharmacies, multifamily, mixed-use developments, and fire houses is a strong plus. Design-build project experience is highly valued. A degree in construction, construction management, or a related field is a plus but not required. Experience working in or supporting reputable construction firms is beneficial. Proven ability to thrive in a growing organization and contribute to long-term project backlogs. You will work closely with project teams, superintendents, and subcontractors in a collaborative, professional environment. The company operates from a brand-new office building and maintains a strong backlog of projects, providing stability and opportunities for advancement. Job Type & Location This is a Permanent position based out of Chesapeake, VA. Pay and Benefits The pay range for this position is $80000.00 - $85000.00/yr.
