Project Manager Job Description This role leads the planning, coordination, and execution of large, complex construction projects in advanced technology environments, with a strong focus on cleanroom and semiconductor facilities. The Project Manager champions a strong safety culture, drives project profitability, and ensures projects are delivered on time, within budget, and to the highest quality standards. The position requires close collaboration with internal teams, subcontractors, design partners, and owners to manage all phases from preconstruction through project closeout. Responsibilities Champion and promote all aspects of the company's safety culture by modeling an injury-free mindset, mentoring others, and creating ongoing safety awareness on site. Investigate safety incidents, identify root causes, and implement retraining or corrective actions as needed. Support the preconstruction team by performing quantity takeoffs, coordinating trades, developing scopes of work, reviewing scopes, creating bid packages, developing schedules, building bid lists, and advertising bid opportunities. Lead the planning and implementation of the project buyout schedule, including verifying pricing and scope, identifying successful bidders, performing gap analysis against initial scope, and managing issuance of subcontracts. Set up and manage the submittal schedule, coordinate submittal priorities with the project team, and review and approve all shop drawings and samples prior to submission to architects or engineers. Ensure approved submittals are returned promptly to subcontractors and made available to the project team in alignment with the project schedule and contract requirements. Coordinate with logistics teams to obtain pricing for materials and equipment and to align procurement with project needs. Collaborate with risk management to confirm subcontractor approval and bonding requirements, review decisions with project leadership, and perform ongoing risk analysis of subcontractors throughout the project lifecycle. Coordinate all project stakeholders, including subcontractors, owners, field teams, design teams, vendors, and other partners to maintain alignment and resolve issues. Distribute change requests to subcontractors, obtain their pricing and schedule input, and evaluate submissions for accuracy and completeness. Prepare, submit, and obtain owner and architect approvals for change requests and ensure timely incorporation into project documentation and schedules. Lead key project meetings such as monthly project reviews, progress meetings, and Owner-Architect-Contractor (OAC) meetings, ensuring clear communication and follow-up on action items. Manage the monthly subcontractor and owner pay application process, ensuring accuracy, compliance, and timely submission. Prepare project schedules in collaboration with the Project Superintendent, gathering input from the project team and applying Lean principles where appropriate. Develop and regularly update project schedules for both preconstruction and construction activities, including milestones and critical path activities. Manage materials, labor, and procurement logs to ensure appropriate resources are available to meet schedule commitments. Identify potential schedule impacts related to scope changes, weather, manpower, or other factors, and lead the development and implementation of mitigation plans. Produce clear written documentation for decisions affecting budget, schedule, legal matters, quality, and safety, using current best practices for project documentation. Provide regular reporting and analysis to the project team to communicate overall project status, risks, and profitability. Prepare monthly cost and margin forecasts with input from the superintendent and review financial performance with the project team. Participate in development of the project budget, monitor costs against budget, and highlight discrepancies or trends to improve financial outcomes. Lead the overall project closeout process, including punch lists, financial reconciliation, subcontract closeout, warranty collection, and turnover documentation, using established best practice tools and standards. Develop a strong understanding of the estimating process from conceptual phase through Guaranteed Maximum Price (GMP) development. Identify, understand, and actively manage project risks, implementing strategies to mitigate or eliminate those risks. Understand and manage the project business plan to maximize financial success and long-term client relationships. Implement and manage operational and administrative components of multiple or moderately complex construction projects. Use experience and technical knowledge to identify project issues, propose solutions, and support the team in implementing effective resolutions. Manage deliverables provided by internal resources such as internal project services, logistics, and self-perform teams to ensure alignment with project goals. Engage in business, industry, and community activities to build and strengthen external relationships that support current and future work. Maintain strong relationships with subcontractors and trade partners, particularly in mechanical, electrical, plumbing (MEP), process piping, tool install, and advanced technology scopes. Oversee construction supervision activities in coordination with the superintendent, ensuring adherence to plans, specifications, and quality standards. Review and interpret construction documents and blueprints, and ensure that requests for information (RFIs) and change orders are properly managed and resolved. Essential Skills At least 7 years of experience in construction management, project management, or a closely related role, preferably with a general contractor. Proven experience managing large advanced technology, semiconductor, cleanroom, or data center projects. Strong background in construction supervision and working closely with superintendents and field teams. Demonstrated expertise in subcontractor management, including building and maintaining strong subcontractor relationships. Hands-on experience with mechanical, electrical, and plumbing (MEP) systems, including process piping and tool install scopes. Proficiency in reading and interpreting blueprints and construction documents. Experience managing change orders, RFIs, and related project documentation. Ability to perform work accurately, completely, and within required timeframes. Strong verbal and written communication skills, including the ability to conduct effective presentations. Proficiency in MS Office applications. Proficiency in project management practices, including planning, execution, monitoring, and closeout. Proficiency in construction technology tools required for project delivery. Proficiency in scheduling software and schedule development. Ability to apply fundamentals of construction means and methods to real-world projects. Thorough knowledge of project processes and how each function supports successful project completion. Ability to build relationships and collaborate effectively within a team, both internally and externally. Ability to manage budgets, maximize profitability, and support generation of future work through strong relationships. Additional Skills & Qualifications Bachelor's degree in construction management, engineering, or a related field. Experience working on large advanced technology projects, including semiconductor facilities, cleanrooms, and data centers. Familiarity with Lean construction principles and their application to scheduling and project delivery. Experience preparing and managing GMPs and working with owners and design teams on complex commercial or industrial projects. Comfort engaging with industry and community organizations to strengthen professional networks and support business development. Work Environment This position is based onsite at the jobsite office each day, providing close proximity to field operations and project stakeholders. You will work in an active construction environment focused on advanced technology facilities, such as semiconductor and cleanroom projects, where coordination with multiple trades and high-tech systems is critical. The role involves frequent interaction with superintendents, field staff, subcontractors, and design teams, as well as regular project meetings and site walks. You will use a range of construction technology tools, project management software, scheduling software, and standard office applications such as MS Office.
