The Capital Controls & Planning team is a complementary function that bridges Development and Delivery teams with Finance and Accounting. Operating in conjunction with but independently from Regional Project Controls, the team provides an enterprise-level layer of oversight focused on financial integrity, standardization, and performance visibility across construction programs. The team ensures accuracy, consistency, and predictability in cost and financial data across regional development and construction projects. By partnering cross-functionally, they establish and enforce standards, enhance data quality, and enable reliable reporting that supports informed decision‑making at both regional and corporate levels. Through proactive governance and insights, the team helps drive financial discipline, improve forecast confidence, and strengthen alignment between project execution and financial outcomes. Summary:
Ada Infrastructure is seeking a highly skilled and experienced Principal Capital Controls & Planning Lead with a background in real estate, construction support and/or financial controls to as our lead of the function and to grow and scale the team across in support of all our regions. In this role, you will act as a business partner to the key stakeholders in the Ares Digital Infrastructure business including Regional Leadership, Development teams (spanning Design, Development, Delivery and Project Controls), Investments, Portfolio Management & Growth ("PMG") and Fund Accounting. Responsibilities:
Build and lead a high performing team to support CAPEX developments across each of Ada's regions Establish, maintain, and enhance cost governance standards in line with global frameworks Ensure data integrity between development tools and the accounting system; own Yardi controls environment Lead contractor financial closeout, including invoice reconciliation and retention release Support accounting with fixed asset capitalization, subledger-to-GL reconciliations, and asset movement schedules Partner with development/operations on physical inventories, asset tagging, obsolescence review, and insurance support Provide guidance to project coordinators, analysts, and regional stakeholders on cost processes, systems (Yardi/Procore), and best practices Lead monthly CAPEX reporting in alignment with corporate timelines Produce consolidated CAPEX reports, translating variances into executive insights and actions Support investor, lender, and portfolio reporting with asset data & dashboards Prepare and distribute monthly draw packages in compliance with audit and control requirements Manage retention tracking and release; enforce lien waiver and sub-tier compliance Update monthly project cash flow, commitments, and capital call forecasts; manage variances within thresholds Partner with Regional DM/CM to establish initial construction budgets within standardized WBS structures Investigate CAPEX transactions and resolve coding, accrual, and commitment issues; document and remediate root causes Identify and monitor systemic risks (cost, schedule, scope) with Project Controls and Delivery; recommend mitigations Build and maintain reporting, forecasting, and audit support tools with global Project Controls and PMG Act as liaison to Accounting for month-end close, audits, and policy alignment Drive continuous improvement in cost standards, forecasting cadence, draw quality, and data validation Perform ad hoc analysis and special projects (e.g., scenario modeling, contract/vendor analysis, portfolio roll-ups) Minimum Requirements:
Bachelor's degree in Finance, Accounting, Construction Management, or a related field 10+ years in construction/project controls/capital projects, with strong background in construction cost accounting, CAPEX governance, and audit‑ready documentation Strong understanding of construction cost accounting and CAPEX management Experience with GAAP and IFRS preferred Experience with Yardi and Construction Manager (YCM) strongly preferred High proficiency in Excel and Office 365 Strong problem‑solving, critical‑thinking, and analytical skills Ability to work cross‑functionally, manage competing priorities, and operate with minimal direction Excellent communication skills and a collaborative approach to supporting stakeholders Reporting Relationships Compensation The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role. $250,000.00 - $275,000.00 The firm also offers robust Benefits offerings.
