Ryan Companies US, Inc. has an immediate career opportunity for a Project Manager I to join our team in Seattle! Our Project Managers are responsible for overseeing the planning, execution and completion of commercial construction projects. This role involves aspects of management, ensuring the highest standards of quality, safety and compliance. To be successful in this role, you must have at least 4 years of experience with commercial construction. A bachelor's degree in a related field is required. You must have knowledge of Microsoft Project & other project management tools, estimating techniques, cost control, and material pricing. Some things you can expect to do: Participate in owner/client sales presentations. Participate in some design development, budget preparation, and project schedule. Share job cost responsibility with supervising PM or Division Manager by keeping supervisor informed of efforts. Under supervision prepare and control budget, schedule, and bid documents; negotiate and award subcontracts; help prepare profit projections. Help conduct jobsite coordination meetings and job status reports. Conduct project close-out duties, including final cost, punch list, final billing, and final collection of fees. You will really stand out if you have: Proven ability to manage light industrial projects including office/warehouse; retail and strip mall-type projects. Ability to begin to assume responsibility and effectively communicate with superintendents, subcontractors and owner/clients. Minimum of six months of estimating/preconstruction and Field experience. Bachelor's degree in Construction Engineering/Management 4+ years of proven experience in the commercial construction industry (multi-family) Ability to travel for projects as needed
Compensation:
The base salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
