Job Description
SUMMARY Under the direction of the Director of Development & Investment, the Senior Project Manager oversees assigned development projects. This role is responsible for ensuring that assigned development projects, spanning commercial, industrial, retail, and mixed-use projects, deliver to financial business plans and timelines, while upholding a premier reputation with each project's key partners. This position will collaborate closely with ownership, architect, general contractor, owner's representatives, and several key partners to guide successful project execution.
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following (other duties may be assigned): Project Ownership Responsible for complete ownership of each assigned project being developed. Act on behalf of ownership to drive the Owner's Rep forward with high sensitivity to project timelines and financial budgets. Ensure conflicts are professionally addressed with all parties via a transparent, all-hands approach while maintaining schedule integrity. Liaison to investors and coordinate timely resolution of investor matters. Facilitate execution of contracts, license agreements, RACI matrices, and project-defined processes. Maintain active communication with partners and investors to ensure transparency, alignment, and timely reporting. Project Financials Responsible for all hard and soft costs per assigned project. Work with Architect, Owner, and GC on value engineering to improve revenue and reduce costs. In coordination with Controller, conduct sensitivity and variance analysis to evaluate performance trends and budget risks. Support long-term forecasting and capital planning based on project performance. Administer change order oversight with urgency and accountability. Project Timelines Support RFP processes, revisions, negotiations, and ensure timelines are maintained. Prepare, assist, and enforce project schedules; ensure updates weekly and monthly. Work closely with Owner's Rep to oversee critical path items and minimize schedule deviations. Address delays from GC, Architect, Owner, or partners and identify alternative solutions. Maintain a strong focus on eliminating avoidable schedule delays. Project Governance Review and negotiate license agreements, amendments, insurance, AIA agreements, and scope documents. Maintain organized digital project file structures, data access controls, and stakeholder permissions. Implement process improvements where needed and ensure consistent rollout. Ensure compliance across all stakeholders. Miscellaneous Enter daily time into timecard system by midnight. Conduct project meetings as required. Ensure compliance with company policies and safety procedures. Assist with project marketing and presentations. Maintain professional conduct and representation at all times. Follow all policies outlined in the Associate Handbook. Perform additional duties as assigned by management. Safety Promote and adhere to the safety program and PPE requirements. Ensure compliance with OSHA regulations. Support safety investigations and corrective actions. Maintain safe work practices at all times. Ability and willingness to travel up to 25% of the time.QUALIFICATIONS
Education:
Bachelor's Degree in Engineering, Project Management, Construction, or related field, or equivalent experience.Minimum Experience:
3-5 years as Senior Project Manager in real estate development (> $100M projects).License:
Driver's license and auto insurance meeting standards.Computer Skills:
Microsoft Office (Outlook, Word, Excel, PowerPoint, SharePoint); Smartsheet preferred.Language Skills:
Ability to interpret contracts, drawings, and regulations; strong written and verbal communication.Other Qualifications:
