Who We Are We're Cook Inlet Housing Authority - we develop, own, and operate a portfolio of affordable rental housing throughout the Cook Inlet Region of Southcentral Alaska. We are leaders in community development and advocacy work around affordable housing. We are the Tribally Designated Housing Entity for Cook Inlet Region, Inc. We believe in collaboration, creativity, and community-building. Our mission is to create housing opportunities that empower our people and build our community. What You'll Do As a Community Director Float (Property Manager), you'll provide coverage and operational support across multiple CIHA properties. You'll oversee day‑to‑day property operations while ensuring compliance, positive resident relations, and well-maintained communities. Your day‑to‑day work will include: Managing daily property operations, including rent collection and resident relations Supporting move‑ins, move‑outs, lease documentation, inspections, and tenant files Conducting unit showings and communicating professionally with prospective and current residents Coordinating maintenance activities, work orders, and inspections with Maintenance staff Performing routine property, common‑area, and vacant unit inspections Managing delinquent accounts, notices, repayment agreements, and petty cash reconciliation Preparing reports related to vacancies, inspections, recertifications, and budgets Supporting compliance with subsidized housing requirements and landlord-tenant regulations Assisting with resident activities, community events, and outreach efforts Covering multiple properties as needed to ensure continuity of operations
We're Seeking Someone Who:
Communicates clearly, professionally, and respectfully Builds positive relationships with residents and colleagues Is adaptable and comfortable working at different locations Has strong organizational and time‑management skills Can manage competing priorities in a fast‑paced environment Understands subsidized housing programs and compliance requirements Demonstrates sound judgment, confidentiality, and problem‑solving skills Works well independently and collaboratively Is comfortable using property management software (MRI experience preferred) This Position Is a Great Fit for
Individuals With Experience In:
Property management or affordable housing environments Rent collection, tenant relations, and lease administration Working with culturally and economically diverse populations Housing compliance, inspections, or recertifications Coordinating maintenance and operational workflows The Basics 6 months to 24 months of experience in property management or related work Associate degree in Business Administration or related field preferred (experience may substitute year‑for‑year) Knowledge of landlord-tenant laws and subsidized housing programs Proficiency in Microsoft Word, Excel, and Outlook Valid Driver's License and ability to travel between CIHA properties Ability to perform routine property inspections What's in It for You Meaningful work that contributes to the well-being of residents and their journey to self-sufficiency and housing stability.
