PROPERTY MANAGER
- Birmingham, Alabama | Full-Time | On-Site
ABOUT THE OPPORTUNITY
We are growing, and this is your chance to be part of something built right from the start. We are seeking an experienced Property Manager to lead operations at a residential community in Birmingham, AL — a thriving market with strong fundamentals and exciting momentum. This is a high-impact, high-visibility role where you will own the full property lifecycle: leasing, team performance, financial results, and resident experience. WHAT YOU WILL DO
Lead & Develop Your Team Build and mentor a high-performing on-site team across leasing, administrative, and maintenance functions. Set the tone for a collaborative, accountable, and people-first culture. Coach team members through ongoing feedback, training, and clear expectations. Manage performance with professionalism and alignment with HR standards. Drive Financial Performance Own the property P&L — budgeting, forecasting, and monthly financial reporting. Maximize revenue through strategic pricing, occupancy management, and expense control. Oversee rent collections, vendor payments, and month-end close accuracy. Champion Leasing & Resident Experience Execute marketing and leasing strategies that keep the community full and thriving. Ensure leasing operations are accurate, consistent, and Fair Housing compliant. Resolve resident concerns with professionalism, empathy, and follow-through. Build a community that residents are proud to call home. Keep Operations Running Smoothly Oversee maintenance operations including work orders, unit turns, and preventive programs. Conduct regular property inspections to uphold safety, curb appeal, and quality standards. Manage vendor relationships, solicit bids, and ensure cost-effective service delivery. Lead emergency preparedness planning and ensure team readiness.
WHAT WE ARE LOOKING FOR 2
to 4 years of property management experience in residential communities. Proven track record of leading on-site teams and driving operational results. CAM or ARM certification strongly preferred. Proficient in property management software (Yardi, RealPage, or similar). Solid knowledge of Fair Housing laws and relevant regulations. Reliable transportation and flexibility for after-hours emergency response. High school diploma required; Bachelor's degree preferred.
