Responsibilities:
Leads by example with a strong work ethic and empowers their team to do the same. Takes pride in their position and take great care of the residents who call the property home. Trains the team for growth as a Leader who has a team of motivated people that are ready for growth is a glowing sign of great management. If your team is ready for the next step, so are you! Take an ownership approach to promotion and succession. Every great team has a Leader who is also a coach and a mentor. Being a leader that others look up to and want to walk along side of is the key to success as it takes all the team members to take the property to new heights. Creates strong vendor relationships and secures optimal pricing and ensures vendors meet standards of quality service and maintain current insurance requirements. Shops competition regularly and knows current and projected marketing information which assists ownership with investment objectives and decisions. Proactive in rent collection and monitoring aged delinquency is key to hitting or exceeding income projections. Insuring all past due prior resident files are turned over to collections promptly to ensure the best opportunity to collect funds due. Posts vendor invoices weekly and ensure work performed or products purchased were satisfactory. Staying current on payables is imperative to staying in sync with the budget. Reviews and approves prospective resident applications, lease renewals to ensure consistency. Knows the submarket well by analyzing current market and economic trends. Makes suggestions to implement leasing strategies to achieve the property's occupancy and revenue goals. Creates a positive future resident experience by ensuring the property looks inviting, and the model or show units are in excellent condition which shows the prospect why the community will be the perfect place to call home! Make move in day a special day for the new member of the community and handle any issues that may come up immediately to ensure a smooth transition to their new home. The office should be a place residents feel welcome and invited as resident communication is most valuable for creating the best experience. Resident satisfaction yields outstanding customer ratings and community reviews. Lead the team to always promote resident retention by responding to service requests in a respectful and timely manner. Handle any conflict with patience and diplomacy and always make sure the Regional Director is apprised of any issues, and your suggested resolution Assist Community Director with conducting property inspections including physical aspects of the property, mechanical rooms, shop, grounds, exterior of buildings, and common area amenities to ensure they meet company standards for safety, and cleanliness. Ensure all team members understand the standards and strive to maintain this level of expectation. Ensures the team stays current with training and certifications as a comprehensive plan for each position, and strictly enforce compliance to Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, landlord tenant laws and any/all regulations governing multi
  • family housing operations.
Skills include:
