Requirements:
Minimum of five years of experience as a Community Manager in luxury residential property management is required. Strong understanding of financial management, budgeting, and forecasting is required. AZ real estate license is required and must be obtained within 90 days of assuming the role. Proven experience overseeing daily operations, improving processes, and implementing strategic initiatives across multiple communities. Strong ability to lead, coach, and develop onsite teams while driving accountability, collaboration, and a high standard of customer service. Capability to develop and execute business strategies and plans. Excellent verbal and written communication skills for effective interaction with employees, stakeholders, and customers. Ability to analyze complex data, make informed decisions, and solve problems. Commitment to providing excellent customer service and understanding customer needs. Proficiency in managing multiple projects and priorities simultaneously. Must possess strong attention to detail and sales ability. Knowledgeable about OSHA laws and regulations. Computer literate with capability in PMS software, MS Office, and related communication tools Must possess and model all principles of Mark-Taylor. Demonstrated ability to diffuse and respond to customer concerns to avoid escalation of the problem. Goal orientated, self-starter work ethic. Proficiency with Microsoft Office Suite. Associates and/or bachelor's degree preferred. Lead and motivate the team to achieve operational excellence, while fostering a culture of trust, community, and team member engagement. Acquire and develop top-talent by providing structure, direction, ongoing feedback, and recognition. Manage on-site team through training, motivation, and development programs. Build and develop excellent relationships and rapport with key business partners, clients, and residents. Participate in daily meetings to ensure operational efficiencies and interdepartmental communication. Analyze operational data to identify trends and recommend strategies for improvement, including recommended changes to rent/pricing strategies. Collaborate with the owners to identify community goals and objectives. Develop and maintain leasing goals and effective lease expiration programs. Develop annual operating budgets/forecast and sales/marketing plans. Maximize net operating income through effective cost control and revenue improvement plans. Develop and implement sales and marketing plans to maximize the financial potential of the assets. Prepare and convey all operational and financial data to the Managing Director. Monitor and analyze key performance indicators, identifying areas for improvement and implementing corrective actions as necessary. Implement and monitor resident retention and lease renewal programs and ensure service requests are being followed-up on. Maintain product knowledge of Mark-Taylor communities as well as market conditions for competitor communities. Oversee property management and preventative maintenance programs and ensure all safety programs are implemented and followed. Create and manage staffing schedules to ensure they meet community needs. Ensure compliance with all company and regulatory standards and operating procedures.
