Most properties are RSO-regulated vintage buildings with stable tenant bases and active capital improvement projects. You report directly to the owner. No corporate layer, no back office, no admin support. What This Role Actually Is A solo, floating property manager who drives between 7 properties daily, owns every operational function end-to-end, and produces clean work product without anyone cleaning it up behind them. If you have spent your career inside large management companies where leases went to back office and HCIDLA filings went to compliance, this is not the right fit. If you have done all of that yourself, on RSO-regulated properties, and done it well, we want to talk. The Non-Negotiables RSO Compliance You have personally filed with HCIDLA, calculated allowable rent increases, prepared just cause eviction notices, and responded to tenant petitions. Not delegated them. If you have never done this independently, please do not apply, it is the single most important qualification for this role. Full-Cycle Leasing You have personally prepared, negotiated, and executed lease agreements from application through move-in without back-office support. Written Communication Your owner reports, legal notices, and tenant correspondence are professional and accurate without supervision. We will not be editing your written work. Technology Daily working proficiency in QuickBooks, DocuSign, and Yardi, AppFolio, or equivalent. Basic computer proficiency is assumed, not trained. Floating Multi-Site No on-site housing. No home base. You drive between properties daily. Reliable vehicle and valid California driver's license required. After-Hours and Weekend Availability Property emergencies don't follow a schedule, and neither does leasing. Tenant issues, maintenance failures, and urgent situations arise evenings and weekends. Prospective tenants often need to see units outside standard business hours. You are reachable, responsive, and willing to show units when qualified prospects are available. This is not a 9-to-5 role. Your Full Scope Lease vacant units independently, showings, screening, lease preparation, execution, and move-in Manage all RSO and WeHo rent stabilization requirements, HCIDLA filings, allowable increases, pass-throughs, and legal noticing Conduct regular property walks and identify maintenance, safety, and capital needs proactively Manage vendors with discipline, competitive bids before authorizing work, invoice verification before approving payment Coordinate capital improvements and ADU projects with contractors and city agencies Collect rent and manage delinquency through every stage including UD coordination with counsel Prepare clear owner reports covering occupancy, collections, maintenance, and open projects You Will Thrive Here If You have operated without a corporate safety net and done your best work there You push back on invoices that don't match the approved scope You file your own notices and own the compliance outcome You communicate proactively in writing without being asked You treat every property like your own investment This Is Not a Fit If You have never personally filed with HCIDLA or prepared a just cause eviction notice Your leases have always been processed by a back office RSO compliance is something you would learn on this portfolio You need administrative support to produce professional written work You are unavailable or unresponsive outside standard business hours or unwilling to show units on evenings and weekends Preferred Bilingual English/Spanish

A specific example of a difficult tenant, vendor, or compliance situation you resolved independently. Your experience preparing and executing lease agreements without back-office support.
