Job Description
Commercial Property Manager - Costa Mesa,CA A seasoned Commercial Property Manager to oversee a portfolio of commercial real estate assets (industrial, retail, and office). Manage day-to-day operations, tenant relations, maintenance, and financial performance, ensuring the properties are operated efficiently, safely, and profitably to maximize investment returns. Act as the primary point of contact for tenants, addressing inquiries, resolving conflicts, and negotiating lease renewals. Manage move-ins and move-outs, and conduct tours for prospective tenants. Conduct regular site inspections and oversee preventive maintenance programs for building systems (HVAC, electrical, plumbing). Coordinate with contractors, vendors, and janitorial services to ensure high-quality repair work. Prepare annual budgets, CAM reconciliations, and monthly financial reports. Collect rent, manage accounts receivable, and control operating expenses to maintain profitability. Ensure compliance with local, state, and federal regulations, building codes, and safety standards. Enforce lease terms and manage vendor insurance certificates. Oversee renovations, tenant improvements, and capital improvement projects, including bid solicitation and contractor supervision. Bachelor's degree in Real Estate, Business Administration, or related field preferred. 5-10+ years of experience in commercial property management. Proficiency in property management software (e.g., Yardi, Angus, MRI) and MS Office Suite. Strong interpersonal and negotiation skills for handling tenant complaints, vendor contracts, and owner relations. Knowledge of accounting principles, financial forecasting, and building systems.
