Overview Third party management of retail strip centers, industrial parks, and B-level office buildings in Orange County and surrounding Counties. Our Property Managers are supported by dedicated support team of Property Coordinators and Assistant Property Managers, allowing our managers to focus on client relationships, strategic asset management, and property performance.stakeholders. Responsibilities Establish and maintain positive relationships with ownership, tenants, and vendors and respond to inquiries promptly and efficiently Partner with ownership to achieve property-specific operational and financial objectives. Facilitate ownership meetings to review operations, tenant relations, and financial performance. Oversee building leasing; show vacant units, run credit reports, prepare tenant approval package, prepare leases and renewal agreements for Ownership approval and obtain tenant COI. Manage daily building operations - oversee vendors' workmanship, associated invoicing and service contracts Manage CAP Ex improvements/upgrades and tenant improvement projects. Determine project specifications, obtain competitive bids, select and administer contracted services Monitor legal matters, rent delinquencies and prepare and serve 3 Days notices. Prepare and administer annual budgets and CAM Reconciliations Prepare monthly financial narratives to accompany financial reports to ownership Monitor tenant accounts for billing and lease compliance, bill back expenses, rent calculations and monthly base rent and CAM. Mentor and develop Property Coordinators and Assistant Property Managers. Requirements 5 years commercial property management of commercial properties CA Bureau of Real Estate Salespersons License (required) Driver's License (required) Ability to delegate, prioritize, multi task Exceptional organizational, time management, and prioritization skills. Extraordinary follow up skills with proactive focus Ability to manage multiple priorities while maintaining exceptional accuracy and attention to detail. Computer proficiency in Microsoft Office and property management accounting software (MRI and Avid preferred) Excellent written and verbal communication skills Well-versed in commercial lease terminology and associated legal requirements With your resume, please submit: To help us better understand your experience, please include a brief cover letter outlining your commercial property management background and portfolio experience.
