THE ROLE
The Senior Property Manager will be based in Orange County and will serve as a hands-on operational leader for The MET Costa Mesa, one of Orange County's premier Class A office campuses. This visible role sits at the intersection of hospitality, property operations, tenant relationships, vendor leadership, and financial stewardship. Working in close partnership with the General Manager, the Senior Property Manager will help lead the day-to-day rhythm of the campus

This role requires a proactive communicator, disciplined operator, upbeat team player, and creative problem-solver who can manage competing priorities while continually elevating the tenant experience and Class A presentation of the asset.
KEY RESPONSIBILITIES
Tenant Experience & Campus Operations Lead day-to-day property operations for The MET Costa Mesa with a focus on responsiveness, consistency, and premium Class A standards. Provide executive oversight of tenant service delivery; partner with the Member Services Coordinator to resolve service requests and maintain exceptional tenant satisfaction. Serve as an escalation point for complex tenant issues and strategic tenant relationships, bringing sound judgment, follow-through, and a hospitality-first mindset. Manage tenant move-ins, move-outs, renewals, building access, key control, and signage standards in coordination with the Member Services Coordinator and service partners. Placemaking, Hospitality & Community Champion placemaking initiatives, tenant programming, amenities, and hospitality experiences that make The MET a destination workplace. Bring fresh ideas that energize the campus, strengthen tenant engagement, and reinforce McCarthy Cook's Relationship Driven Experience. Vendor, Contract & Service Leadership Lead bidding, negotiation, administration, and ongoing management of building service contracts and vendor partnerships. Ensure contract compliance, service standards, and cost efficiencies across janitorial, security, building services, and other operational partners. Direct janitorial performance and coordinate security communication procedures among security personnel, vendors, and property management. Financial Stewardship & Reporting Partner with the Senior Property Accountant to monitor receivables, tenant delinquencies, accounts payable, and financial performance. Review and approve coded Accounts Payable weekly; support annual operating budgets, monthly forecasts, variance reporting, and financial analyses. Identify operational efficiencies, control expenses, and help maximize asset value while maintaining exceptional service standards. Projects, Presentation & Leasing Support Partner with the General Manager on tenant improvement projects, major capital projects, and operational initiatives. Partner with Leasing to ensure vacant suites are maintained to tour-ready Class A presentation standards. Maintain a keen eye for property presentation, cleanliness, signage, common areas, and details that shape first impressions. Leadership, Compliance & Culture Provide day-to-day leadership, coaching, mentoring, and professional development for the property management team, with direct oversight of the Member Services Coordinator. Ensure operational continuity during the General Manager's absence, stepping forward with confidence, judgment, and ownership. Ensure compliance with insurance requirements for tenants, vendors, and contractors, while supporting disciplined documentation and access controls. Model McCarthy Cook's values of integrity, accountability, collaboration, and long-term relationships. PROFILE Progressive commercial office property management experience, with institutional-quality Class A assets highly preferred. Bachelor's degree preferred. Strong financial acumen, including budgeting, CAM estimates and reconciliations, forecasting, variance analysis, accounts payable, receivables, and operating expense controls. Excellent written and verbal communication skills with the ability to communicate effectively in person, by telephone, email, and other written correspondence. Highly organized, detail-oriented, and able to manage multiple priorities, deadlines, and service demands while maintaining a professional attitude and sunshine spirit. Strong computer aptitude, including Microsoft Office, Adobe Acrobat or similar; experience with Avid, MRI, Yardi, and Kardin is a plus.
